| 05/31/2005 | TERRY STEVENS | ZONING | REVIEW | Denied | DSD TRANSMITTAL FROM: Terry Stevens FOR: David Rivera Senior Planner Principal Planner PROJECT:T05CM02124 626 N. Camino Miramonte Additions: Bedroom/Bath/Kitchen Nook Site Plan Transmittal date: 2nd Review 6/23/05 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. As submitted the owner proposes an addition to the rear of the residence of a master bedroom, study and bathroom. With the existing conditions this proposed addition would bring the total "bedrooms" in the residence to six (6). 2.As per Luc Sec. 6.2.2 Definitions B Bedroom. The term bedroom shall include all of the following. B. Any enclosed room which has a minimum area of sixty (60) square feet and has an accessible opening to the exterior of the building in compliance with the International Building Code (IBC), whether termed a studio, family room, study, den, bonus room, or any other name, except for a living room, dining room, kitchen, and bathrooms. As per LUC Sec. 3.5.7.1.G,and.H G. For any new single family dwelling in the R-1 zone with five (5) bedrooms, three (3) parking spaces are required. For every bedroom over five (5), one additional space is required for each bedroom. H. For all single family dwellings in the R-1 zone with five (5) or more bedrooms, and for all lots containing two (2) or more single family dwellings, with the second dwelling having more than one bedroom, all parking and maneuvering must be located on-site, either in a side or rear perimeter yard. The vehicular use area must be improved, which includes surfacing, striping, and provision of barriers, in conformance with Development Standard 3-05.0. Parking spaces may not be located in a vehicular use area in any front street perimeter yard. 3. As per the submitted plan the owner proposes a single car garage and a vehicular use area in front of the garage, 20' in length. The codes listed in item #2 would require a min. of four (4) parking spaces and maneuverability to be maintained on the premises with no parking in the required front street perimeter yard. A Board of Adjustment variance is required. 4. If a Board of Adjustment Variance is applied for, please note the case number, date of approval, variances granted, and conditions imposed on the site plan. If you have any questions about this transmittal, please call Terry Stevens, (520) 791-5608 ext. 2000. |
