COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. DS 2-02.2.1.6 Provide on the site plan the dimensions of the foot prints of all structures.

Per the special exception criteria the maximum allowed height of the structure is still 25'. The special exception allows an increase of 8' above the already allowed 10' for ornamental structures thus the 43' height. The maximum allowed building height for the sanctuary is still 25'. Revise.

Add the special exception case number (T08SE00012) to the notes and at the lower right corner near the title block of all sheets.

2. DS 2-02.2.1.7 Dimension zoning setbacks and distances between buildings.

3. DS 2-02.2.1.11 Provide dimensions for the widths of all PAALs.

This project is a phased development therefore it is required to show how vehicles will be prevented from driving onto unimproved portions of the site (curbing, barriers, fences, etc.) along both sides of the PAALs located at the south and east portion of the property.

4. DS 2-02.2.1.12 The phase line indicated along the east and a portion of the north side of the Social Hall will be required to be moved so as to not interfere with the pedestrian circulation path required for phase one. (pedestrian circulation path (sidewalk) is required to be provided to adjacent street)

Provide width of all sidewalks. Missing for keynote #12.

The type of handicap ramp indicated at the south end of the north crosswalk interferes with the pedestrian circulation path. Revise. (truncated domes required)

5. DS 2-02.2.1.28 Provide the zoning of the adjacent property located to the south of the project.

6. DS 2-02.2.2.A.3 The FAR calculations indicated in general note #5 have not been revised to show the changes to the plan. Revise.

RESUBMITTAL REQUIRED: Site Plan and Hydrology Report.

The Site Plan (SP) and Hydrology Report (HR) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the SP.
2. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207.
3. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10. Show the SVT's at the intersection of Sahuara Ave and Fifth Street.
4. Please provide Drainage patterns and finished grades per D.S. 2-02.2.1.16. Re-check flow arrows and grades for accuracy. It appears that some areas do not drain. Additional spot elevations demonstrating drainage into basins and water harvesting areas are necessary. It may be difficult to obtain the proper amount of retention volume required with a retention basin located on the higher side of the development.
5. Drainage blocks and/or weep holes may be necessary along the length of the North 30" screen wall.
6. Each parking island shall be used for water harvesting. Provide for grading into the landscaped areas with depressed curbs to allow water to enter the islands.
7. Label all retention basins with data from the drainage exhibit.
8. Include details and cross sections including dimensions of each retention basin on the SP.
9. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17.
10. Please show dimensioned right-of-way, including any applicable Major Streets and Routes (MS&R) Plan right-of-way per D.S. 2-02.2.1.19.
11. Sidewalks, curbs and wheelchair ramps are required where applicable per D.S. 3-01.3.0 and installed with "Detectable Warnings" per ADAAG. Show/call out "Detectable Warnings" devices on the ramp detail on sheet 3.
12. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21.
13. Please provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23.
14. Show Site plan number (T05CM02087) on all sheets per D.S. 2-02.2.1.29.
15. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
16. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable.
17. "A grading permit and Stormwater Pollution Prevention Plans (SWPPP's) will be required for this project. Submit 2 sets of grading and SWPPP's with text, upon completion and submittal of a grading permit application. A grading permit may not be issued prior to site plan approval. Subsequent comments may be necessary, depending upon the nature and extent of revisions that occur to the plans".

Hydrology Report:
1. Please include a response letter to the comments along with the corrected copies of the HR.
2. Include details and cross sections including dimensions of each retention basin in the HR.
3. Label all retention basins with data on the drainage exhibit.
4. Demonstrate how the site will drain to each retention basin. It appears that the upstream basin, one of the largest basins, will not receive the storm water quoted in the HR.
5. Each parking island shall be used for water harvesting. Provide for grading into the landscaped areas with depressed curbs to allow water to enter the islands.
6. On the retention requirement work sheet in the HR appears to have more "generated volume" than "provided volume". Address or explain why the "generated volume" is greater.
7. Drainage blocks and/or weep holes may be necessary along the length of the North 30" screen wall.
