The Site Plan (SP) and Drainage Report (DR) cannot be approved as submitted. Please address the following review comments prior to the next submittal. Site Plan: 1. Please include a response letter to the comments along with the corrected copies of the SP. 2. Provide bollards and depressed curb in front of the basin access ramp. 3. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10. The SVT's are not shown correctly, revise as necessary. The future edge of the pavement for a right-of-way width of 150' is 12'. The SVT's shall begin at the edge of pavement. Per previous comment. 4. Water havesting is not allowed in the right-of-way. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information. 5. Please show dimensioned right-of-way, including any applicable Major Streets and Routes (MS&R) Plan right-of-way per D.S. 2-02.2.1.19. A taper is required per the MS&R plan for the 120' right-of-way for Speedway blvd. Per previous comment. 6. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21. 7. Show refuse container location, size, and access thereto fully dimensioned per D.S. 2-02.2.1.32 and D.S. 6-01.0. Obtain permission from John Clark at Environmental Services for placement of trash compactor at 791-5543 x1136 8. A flood plain use permit is required. Per previous comment. Drainage Report: 1. Please include a response letter to the comments along with the corrected copies of the DR. 2. Add the basin maintenance responsibility note per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the DR. Speedway Blvd. Walgreen's Retail Site Plan Transmittal date: 2nd Review 7/15/05 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Provide a note in the legal description that this lot is a combination of the north and south parcels here in described. Provide documentation that the covenant regarding development and use of real property has been recorded. A receipt with the docket and page is required. 2. The detail page indicating handicap ramps, handicap parking spaces, and other referenced details was not resubmitted with the corrected site plan. Please provide. In case it is not provided on the detail page, Truncated Dome (early warning systems) must be added to all access ramps where transitioning from the pedestrian area to the vehicular use area or at HC access aisles transitioning to the sidewalk area. Provide a detail cross reference indication for notes #18 and #19. 3. The sidewalk area in a MS&R with a 150' right of way is twelve (12) feet not the fourteen (14) feet six (6) inches indicated. This will affect future curb location and sight visibility triangles. See engineering comments for further information. 4. All lettering and dimensions shall be the equivalent of twelve (0.12") point or greater in size. The purpose of this requirement is to assure that all lettering is legible when reviewed and will maintain that legibility when reproduced and photographically reduced (microfilmed) for record-keeping purposes. The legal description, lot line dimensions and bearings, and sight visibility triangle notes are some of the areas that do not meet the above requirement. 5. The comments provided above, when addressed, would not have to be a resubmittal.
