Provide site drawing showing the size and route of the building water supply along with the location and size of both the water meter and the reduced pressure backflow preventer assembly. Note that the Grading/Utilities Plan (dated 12/15/05) submitted with this package indicates a "new ¾" water service" to "connect new water service to existing water line" along a 3" water line running south of the proposed building, in the abandoned alley. It also shows an existing 4" building sewer running north from the new building, approximately 85 feet west of the Northeast corner of the building. None of this even resembles the plumbing design drawings. Reference Section 103.2.3, UPC 2003. 2. Provide listing information for the reduced pressure backflow preventer upon which the water pressure calculations have been based. No reduced pressure backflow preventer information provided with the civil drawings. Note that a pressure drop of only 5 psig is highly unlikely with an approved reduced pressure backflow preventer. Reference Section 103.2.3, UPC 2003. 3. Coordinate the plumbing fixture layout (sheet P-2.0) with the fixtures shown on sheets A-2.1 and A8.1; the fixture layout in room 106 is not the same. Reference Section 103.2.3, UPC 2003. 4. Third request; see plumbing comment 1. Provide site drawing showing the size, route, and slope of the building sewer. Reference Section 103.2.3, UPC 2003. 5. Based on the provided waste and vent isometric, each fixture (e.g. floor drain) requires a vent (Sections 901.0 and 910.1, UPC 2003). Changes in pipe size downstream of an upper terminal cleanout may require an additional cleanout in order to conform to Section 707.11 (e.g. 2" to 3" pipe). 6. Clarify the nature of the devices shown on the domestic water isometric as "EWH-1"; are they actually trap primers (TP)? 7. Increasing the developed length of the natural gas piping has resulted in the natural gas line branches to RTU-1, RTU-2, RTU-3, RTU-4, RH-1, and RH-2 being undersized. The pipe segment upstream of the branch to HV-2, the main line to RH-1 and RH-2, and the line upstream of RTU-3 are undersized. The size of the branch to RTU-3 is not shown. Reference Table 12-3, UPC 2003. 8. The design of the roof drain for the entry element shown on sheet A-15.1 does not show any provision for an overflow. If an overflow is not to be installed, provide structural calculations to show that the entry element can support the weight of water that will accumulate if the primary roof drain is blocked. Reference Section 1101.11.2, UPC 1994 and Section 1611.1, IBC 2003. 9. Show how the temperature of the hot water supply to the public lavatories is controlled. The thermostat for the water heater is not an acceptable means of controlling the water temperature for this use. Reference Section 414.1, UPC 2003 and Section 804.3, IECC 2003. |

Depending on the relative scale of equipment, there may not be sufficient clearance for transformer T1 in its new location. 5. Keynote 1 on Sheet E-9. This device also needs a lock-off device. Reference NEC 620.51 (A). 6. Ckts PL2-62 and PL2-66, please add the lighting to the panel schedules. 7. On Sheet E-9, it appears that PL1-68 should read "PL2-68." 8. On Sheet E-4, one of the transformers is designated "75". These are both 150s. 9. Pole height for the exterior fixtures is 30'5" on Pole Base Detail Sheet E-9. Detail sealed by the Structural Engineer specifies a maximum of 30'0". |
