Plan Review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned.
2. Pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes.

Structural Plan

1. Provide braced wall panels per R602.10. Cetain locations do not meet the minimum 4' panel. These location do however meet the 2'-8" panel yet there are no holdowns. Clarify. See garage wall, home theatre walls.
2. Wall behind kitchen sink - New openings? OR infill of existing openings? Clarify.
3. 9/9 - maximum height of patio wall is 6' without engineering.
4. Roof connection - Detail I joist to existing wall behind garage.
5. Roof connection - How will existing 2x6 roofs tie into new walls. Also details of these conditions show a frame wall that supports new trusses. Is this frame wall buuilt on top of existing walls? What type of walls are these? Clarify and provide details for design.
6. Show calculation of attic ventilation area in compliance with R806.2. Note location of all vents needed to comply.

Plumbing and Electrical Plan

1. Provide 3" waste line to hallway bath WC.
2. Gas line to dryer is oversized.
3. Water line sizes - Water line from water supply entrance to first water heater is 1/2" which is undersized to serve the fixture units.
4. Provide Total developed length of water line
5. Note on plans that shower and tub / shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type.
6. Note on plan compliance with the water conservation requirements. Water closets, 1.6 gallons per flush, sinks and showerheads, 3 gallons per minute.
7. Provide arc-fault protection for all bedrooms per E3802.11.
8. Show locations of smoke detectors per R313. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. When ceiling finish materials are removed in existing construction, existing bedrooms shall be in compliance. When ceiling finish materials are not removed, existing bedrooms shall be equipped with battery operated smoke detectors per R313.1.1.

MODEL ENERGY CODE:

1. Provide energy calculations per the 2000 IECC and comply with IRC chapter 11 or 'Rescheck' (www.energycodes.gov/rescheck/) that support chosen values.

Outdoor Lighting Code

1. Show compliance with City of Tucson Outdoor Lighting Code (www.ci.tucson.az.us/dsd/Codes___Ordinances/Tucson_Lighting_Code.pdf).
2. Provide cut sheets of chosen lights.
