Please include a response letter with the next submittal that states how all comments have been addressed. RESUBMITTAL REQUIRED: SITE PLAN 1. Sidewalks must be flood free for up to the 10-yr. event. Add a note on the plan, "All roof down spouts on all structures must be routed under any adjacent sidewalk." DS 2-08.4.1.E 2. A minimum setback distance of five (5) feet for a pedestrian refuge area must be maintained between any enclosed structure and a PAAL. The refuge area may have a roof for shade, provided it contains a sidewalk and pedestrian access which is unobstructed and is set back one (1) foot from the PAAL. Sidewalk is required adjacent and parallel to any PAAL on the side where buildings are located. Provide a sidewalk and pedestrian refuge between the PAAL and the proposed structures. Revise plan as necessary. DS 3-05.2.2.B.1., Figure 1 and DS 2-08.4.1.B. 3. Each service area is required to have a clear approach of fourteen (14) feet by forty (40) feet for the collection vehicle. The maximum back-up distance for the collection vehicle shall be forty (40) feet. Revise plan accordingly. DS 6-01.4.1.C 4. Indicate drainage patterns and finish pad grades for each structure throughout the PAAL area. DS 2-02.2.1.A.16. 5. Dimension from street centerline to existing/proposed curbs and sidewalk. Estrella Avenue TRANSMITTAL: May 9, 2005 COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. This project is being reviewed for full code compliance. 2. Revise the legal description in the location map to indicate that the subject property is located within township 13 South rather than 14 South. DS 2-02.2.1.A.2 3. All lettering and dimensions must be a minimum of 12 point (0.12") for archiving purposes. The dimensions and other lettering on the elevation drawings are too small and the clarity is too poor to be legible on microfilm. As part of the resubmitted site plan packet provide elevation drawings on a full size sheet with text revised to meet this minimum size requirement. DS 2-05.2.1.C 4. Specify the maximum building height above design grade elevation along each building wall. Revise building setbacks on the drawing and in general note 7 to be correct. To the adjacent C-2 zoned property to the west the required perimeter yard building setback is equal to the height of the exterior building wall. Also, revise plan to specify that the street perimeter yard setback is required to be the greater of 20 feet and 1-½ times the height of building measured from property line. With a 21-foot building height proposed, the required street year building setback is 32 ½ feet from lot line. Revise plan accordingly. LUC 3.2.6.4 LUC 3.2.6.5 DS 2-02.2.1.A.6 & 7 5. A minimum 5-foot pedestrian refuge, including a 4-foot concrete sidewalk, is required between the buildings and the PAALs. Please revise plan to show the 5-foot pedestrian refuge, fully dimensioned. DS 3-05.2.2.B.1 6. Based on Assessor's Records the subject property has been split into two parcels without approval by the Development Services Department. These parcels must be combined into one parcel prior to site plan approval. Provide lot combination documents including Assessor's lot combo docs and notarized/recorded covenant. These documents are available at the City of Tucson Zoning Review counter. 7. Add a general site plan note stating that this proposed residential development is subject to LUC 3.5.7.1.F. LUC 2.3.5.2.A.2 8. Label and dimension any existing or proposed easements and add their recordation information to the site plan. DS 2-02.2.1.A.20 9. Label the existing house as "to be removed". 10. If free-standing outdoor lighting is proposed for this site, please detail on the site plan. DS 2-02.2.1.A.25 11. The location, type, size and height of any proposed free-standing signage must be shown. DS 2-02.2.1.A.13 12. Please add a density calculation showing the number of units per acre proposed. With a total of 8 units proposed on a 36,000 square foot (0.83 acre) site the density would be calculated as follows: 8 units ¸ 0.83 acres = 9.64 units per acre proposed. The maximum residential density allowed in the R-2 zone, per development designator "K", is 15 units per acre. LUC 3.2.10 LUC 3.2.3.1.C 13. Label centerline and add dimensions to curb and sidewalk along Estrella Avenue. DS 2-02.2.1.A.21 14. Dimension the vehicle parking spaces (length and width) on the drawing. DS 3-05.2.2.D 15. The pedestrian circulation system must be continuous, accessible, and provide connections to all units. It may not cross through required parking spaces.
