COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Please provide the legal description of the property on the site plan.

2. Please provide the owner information on the site plan.

3. If applicable, declare any easements on site, with their location, dimensions and recording information.

4. Please clarify if the measurements for the wall heights on the submitted site plan are taken from finished grade or finished floor. If the measurements are taken from finished floor, please provide the height differentiation between finished grade and finished floor on the site plan.

5. Please label all elevation plans with height information. Please ensure measurements are taken from grade rather than finished floor.

6. It appears a building addition is proposed in front of and along side of the AC unit shown on the east side of the site. Please clarify if this area is a proposed addition, declaring the use of the room - or clarify if it is a concrete slab. If it is an addition, please ensure the setbacks for the addition are shown from the (north) street front property line and the east property line.

7. The submitted site plan indicates an existing garage is located directly up to the east property line, and this garage is to be converted to an office for the residents. The project, as proposed, does not meet setback requirements of the Land Use Code. The required minimum setback for the addition is the greater of six (6) feet or two-thirds (2/3rds) the height of the exterior building wall (per LUC sections 2.3.4.2.A.1 and 3.2.3.1B. "G"). To continue with this project as presented on the submitted site plan, a Lot Development Option (LDO) or Board of Adjustment variance is required to allow a reduced setback. To obtain official referral comments to obtain an LDO or variance, see comment 10.

8. The submitted site plan indicates a detached accessory structure is to be constructed directly up to the west property line in the rear yard. The setbacks for this structure, as proposed, do not meet Land Use Code requirements. Under the R-1 zoning of your property, the required minimum setback for the structure is the greater of six (6) feet or two-thirds (2/3rds) the height of the exterior building wall (LUC Sections 2.3.4.2.A.1 and 3.2.3.1B. "G"). To continue with this project as it is presented on the submitted site plan, one of three city approved setback reduction options must be obtained. The written approval of the adjacent affected property owner may be obtained on the submitted site plan to allow the detached accessory structure to be constructed as proposed, or a LDO, or Board of Adjustment variance is required to allow a reduced setback. To obtain official referral comments to obtain an LDO or variance, see comment 10.

9. The submitted site plan shows a detached accessory structure to be constructed in the rear yard, at a height of 18'8", which will not meet requirements of the Land Use Code. The Land Use Code allows a detached accessory structure to be constructed at a maximum height of 12 feet (Section 3.2.5.3.B). To continue with the project, as proposed on the submitted site plan, a Board of Adjustment variance is required. Please see comment 10 to obtain official variance referral comments.
