This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. General Requirements 1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned. 2. Pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes. Site Plan 1. Indicate the location of gas and sewer or septic line on the property, and where they enter the building. Floor Plan 1. W-3 - Tempered glass in bath if sill is less than 60' AFF. Specify sill height. 2. Provide access to each separate attic space that exceeds 30SF per R807. Designate locations on the drawings. Openings shall not be less than 22"X30" for attics. Attic access shall provide a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space. 3. Note and specify that shower enclosures shall have a minimum finished interior area of 1,024 square inches and shall be capable of encompassing a minimum 30" circle per 1994 UPC SEC. 410.0. 4. Identify ceiling heights in all areas on floor plan. If sloped ceiling, note average height. 5. Specify whether or not the opening from the existing bathroom to the new addition is new or existing. If new provide header or lintel. 6. Specify size of windows in existing bedroom #2. If remaining window is equal in size and type of infilled window then note this. If not, specify each size and how each one opens. 7. Identify ceiling heights in all areas on floor plan. If sloped ceiling, note average height. Structural Plan 1. 1/A5 - Specify slab reinforcement - (2) #4 cont? 2. 1/A5 - 1/@" should be 1/2". 3. 4/A6 - Specify connection of dbl. top plate to truss. 4. 4/A6 - blocking must connect to the roof sheathing and the top plates in order to complete the shear transfer. Show this. 5. Wall construction discrepancy - Floor plan note 2x6 @ 16" o/c while framing plan notes 2x6 @ 24" o/c. Clarify. 6. Detail how (2)2x6's will connect to existing house at panel alcove. 7. Specify and detail all over-framing. If solid sheathing is used on the lower trusses, provide minimum openings of 22" by 30" for access and ventilation into over-framed areas (>30 S.F.). If solid sheathing is not used on lower trusses, provide details for bracing of top chord of lower trusses. 8. When using 1/2" sheetrock on ceiling with rafters or trusses spaces at 24"o/c, use the sag resistant type per table R702.3.5. Specify. 9. Show calculation of attic ventilation area in compliance with R806.2. Note location of all vents needed to comply. Mechanical, Plumbing and Electrical Plan 1. Note on plans: Mechanical shall comply with 2003 IRC chapters 13 - 24. 2. Condensate disposal in VTR is not allowed as it reduces the area of the vent. 3. 2" vent from master bathroom WC cannot be reduced to 1-1/2". Resize. 4. Existing water lines under new slab can have no joints. Note this. 5. Note on plans: Electrical work shall comply wit chapters 33-42 2003 IRC. 6. Specify Ufer ground or ground rod method on riser diagram. 7. Electric panel clearances must be 3' from the face of panel per E3305.2. Show compliance. MODEL ENERGY CODE: 1. Provide energy calculations per the 2000 IECC and comply with IRC chapter 11 or 'Rescheck' (www.energycodes.gov/rescheck/). 2. Windows must be Low 'E'. Outdoor Lighting Code 1. Show compliance with City of Tucson Outdoor Lighting Code (www.ci.tucson.az.us/dsd/Codes___Ordinances/Tucson_Lighting_Code.pdf). 2. Provide cut sheets of chosen lights. NOTE: As of 09/06/04 the City of Tucson has adopted the 2003 IRC with the exception of the plumbing portion which has been replaced with the Arizona state plumbing code.
