COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Per LUC 3.5.7.1.H, for all single family dwellings in the R-1 zone with five (5) or more bedrooms, all parking and maneuvering must be located on-site, either in a side or rear perimeter yard. The vehicular use area must be improved, which includes surfacing, striping, and provision of barriers, in conformance with Development Standard 3-05.0. Parking spaces may not be located in a vehicular use area in any front street perimeter yard. Per LUC 6.2.2 the definition of "bedroom" reads as follows: Any enclosed room which has a minimum area of sixty (60) square feet and has an accessible opening to the exterior of the building in compliance with the International Building Code (IBC), whether termed a studio, family room, study, den, bonus room, or any other name, except for a living room, dining room, kitchen, and bathrooms. The existing floorplan provided shows that there are 4 bedrooms in the existing structure. The proposed addition of a family room adds a fifth bedrooms per the definition in LUC 6.2.2 above. With this proposal a total of 3 parking spaces, fully maneuverable with paved surfacing are required. Demonstrate how the requirements of LUC 3.5.7.1.H are to be met on the site plan. If the requirements of LUC 3.5.7.1.H cannot be met, Board of Adjustment variance approval is required. If a variance is sought, include the variance case number, date of approval and conditions imposed on the site plan. Provide a copy of variance approval letter at time of permitting.

2. Revise building heights to dimension the height of exterior structure wall measured from design grade rather than from finished floor. Building setbacks cannot be verified until building heights above grade are specified on the drawings.

05/24/2005 NEAL SAUNDERS BUILDING-RESIDENTIAL REVIEW Denied Plan Check Comments - Project T05cm01717

Plan Review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned.
2. Pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes.

Structural Plan

1. 2/A3.0 - Specify Simpson clip and hanger types. Specify ledger nailing. Specify pressure treated plate along with anchor bolt size, spacing and embedment.
2. 1/A3.0 - Specify anchor bolt spacing and size per R606.10(1). Callout bond beam and reinforcement at top of parapet. Provide bond beam with reinforcement at top of stemwall.
3. 1, 2 & 3/A3.0 - Dimension 12" into undisturbed soil, 6" from grade to sill. Note width of each footing.
4. Framing Plan - Note construction of all new frame walls at dining room and at kitchen extension. These walls must be braced.
5. Locate Framing Plan Note 8.
6. Three 2x10's are inadequate for 11' span with 15' (assumed) of roof tributary at kitchen opening. Note location of all existing bearing walls in order to clarify tributary width on beam. Resize if necessary.
7. Detail kitchen opening connection to existing walls (if existing walls are masonry or brick). Specify.
8. Detail roof drains.

Mechanical and Electrical Plans

1. Specify existing roof framing (size and spacing) and specify weight of new 2-ton unit.
2. Note on plans: Mechanical shall comply with 2003 IRC chapters 13 - 24.
3. Note on plans: Electrical work shall comply wit chapters 33-42 2003 IRC.
4. Note locations of switches.

MODEL ENERGY CODE:
1. NOTE: If addition is < 20% of total square footage of dwelling, you are not required to meet MEC requirements.
1. Provide energy calculations per the 2000 IECC and comply with IRC chapter 11 or 'Rescheck' (www.energycodes.gov/rescheck/).
2. Call out on the plan the "R" values of insulation, as well as the "U" values of the windows and doors in compliance with the energy calculations provided.

Outdoor Lighting Code

1. Show compliance with City of Tucson Outdoor Lighting Code (www.ci.tucson.az.us/dsd/Codes___Ordinances/Tucson_Lighting_Code.pdf).
2. Provide cut sheets of chosen lights.
