SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2000 International Energy Conservation Code, and Arizona State Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration.

All dimensions and notes shall be consistent on each plan or elevation.

2. Clarify the footing note at the top plate on Detail #6, sheet A6.

FOUNDATION PLANS:

1. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 PSF is being used per table R401.4.1 if this does not conflict with the designer / homebuilder's awareness of the soil and conditions of the site. If soil testing is being done, note that a copy of the soils report shall be submitted with the construction plans, and the foundation design shall reflect the soils reports recommendations.
2. Note that grade away from foundations shall comply with R401.3.

Truss calculations must be signed, dated and wet-sealed by an engineer who is registered in Arizona. Truss calculations shall be cross-referenced to the floor plans. The engineer of record shall review and "SHOP DRAWING" stamp approval on truss calculations.

ELEVATIONS:

1. Show calculation of attic ventilation area in compliance with R806.2. Note size and location of all vents needed to comply.

PLUMBING PLANS:

1. Note and specify all work to be performed. V.T.R. and C.O. appear in the new construction plan without notation. Label for future bathroom if appropriate.
2. Hose bibs may be calculated at 3 fixture units each.
3. The City of Tucson has adopted the 1994 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plans must reference this code.

MECHANICAL PLANS:

1. Note on plans: Mechanical shall comply with 2003 IRC chapters 13 - 24.
2. Clarify the Mechanical Spec's note for the location and details of the new 5 ton A/C.
