Revise Plans for compliance per the following 2nd review comments: IRC Section R105.3.1 SITE PLAN 1) Note on the drawing the finish grades around the building lot and indicate the required drainage of storm water. IRC Reference Section R401.3 2) Note and specify soil treatment and other requirements for termite protection. IRC Section R319, R407.1. ARCHITECTURAL PLAN COMMENTS 1) Identify on the drawing that the main entrance/exit door shall not be less than 36-inches in width. R311.4 2) Identify on the drawing that all egress doors shall be readily openable from the egress side without the use of a key or special knowledge or effort. R311.4.4 3) There shall be a floor or landing on each side of each exterior door. The width of the landing shall not be less than the door served with a minimum dimension of 36 inch measured in the direction of travel. IRC Section R311.4.3 4) Note and specify that the shower area and shower tub walls shall be finished with a nonabsorbent surface to a height of six feet above the floor. IRC Section 307.2. 5) Show by dimensions that each water closet and other plumbing fixture is located and has surrounding clear space that is not less than shown in IRC Figure R307.2. ARCHITECTURAL BUILDING ELEVATION COMMENTS: 1) Depict the evaporative cooler installation on the roof. R106.1.1 MODEL ENERGY CODE COMMENTS 1) Identify on the mechanical drawing the required insulation R-value for all HVAC ducts. IRC Section N1103.3 2) Identify on the mechanical drawing the required equipment efficiency performance rating. IRC Section N1104.1 STRUCTURAL FRAMING PLAN COMMENTS: 1) Note on the plan all lumber shall bear an approved grading stamp. R502.1, R602.1, R802.1 2) Identify on the drawing the total design load and location for the installation of the evaporative cooler on the roof. R301.4 3) Identify on the drawing that the proposed truss designs are a deferred design submittal. The designs shall be under seal of an engineer licensed by the State of Arizona. Trusses should not be manufactured nor shall any trusses be installed prior to the building official approval of the deferred design submittal documents. R106.3 MECHANICAL PLAN COMMENTS: 1) Complete specification requirements for evaporative cooler equipment. IRC Reference Section M1401, M1413 2) Identify the clear interior space for water heater and furnace within the equipment closet. IRC Section M1305. PLUMBING PLAN COMMENTS 1) Identify the total developed length of gas piping, BTUH gas demand of all appliances and provide suitable gas isometric showing the length of pipes (horizontal and vertical) to each appliance. R106.1.1, G2413; UPC 1217 2) Identify and specify the installation all backflow prevention device for the potable water supply system at the evaporative cooler. P2902.2; UPC 602.2, R1413.2 ELECTRICAL PLAN COMMENTS: 1) Provide catalog cuts of all outdoor lighting fixtures for compliance with the adopted Outdoor Lighting Code requirements.
