Revise Plans for Compliance IRC Section R105.3.1 Various areas on the plan need to be updated to 2003 References. ARCHITECTURAL PLAN COMMENTS Locate on the plans, mark and identify the size, type and other requirements for all exit and exit access doors. R106.1.1, R308, R309.1, R311.4 All egress doors shall be readily openable from the egress side without the use of a key or special knowledge or effort. R311.4.4 Note and specify that the shower area and shower tub walls shall be finished with a nonabsorbent surface to a height of six feet above the floor. IRC Section 307.2. Note and specify that shower enclosures shall have a minimum finished interior of 30 inches each way per IRC Figure R307.2. Note requirements for all tempered glazing as required by IRC Section R308.4. Show by dimensions that each water closet and other plumbing fixture is located and has surrounding clear space that is not less than shown in IRC Figure R307.2. MODEL ENERGY CODE COMMENTS Provide on the architectural drawings a calculation to determine the percentage of glazing in the gross area of the exterior walls. Calculations to verify compliance with the jurisdiction’s adopted Energy Conservation Code will be required when the glazing area of a detached dwelling exceeds 15-percent of the gross area of the exterior walls. IRC Section N1101.2.1, N1102.1. Identify on the mechanical drawing the required insulation R-value for all HVAC ducts. IRC Section N1103.3 Identify on the mechanical drawing the required equipment efficiency performance rating. IRC Section N1103.1 Identify on the mechanical drawing the required insulation for mechanical systems piping. IRC Section N1103.5 Identify on the mechanical drawing the required HVAC system controls. IRC Section N1103.2 Identify on the window and door details/schedules the proposed U-values and solar heat gain coefficients. IRC Section N1102.1, N1102.1.3 STRUCTURAL FOUNDATION PLAN COMMENTS: Note and specify soil treatment and other requirements for termite protection. IRC Section R319, R407.1. Note and specify the finish grades around the building lot indicating required drainage of storm water. IRC Section R401.3. Note on the drawings the required allowable soil bearing pressure used for the design of the footings. R403 Provide note: Footings shall be founded on undisturbed natural soil or approved fill. IRC Section R403.1.1 City of Tucson IBC Amendment Section 1805.2 Depth of Footings – Change the first sentence as follows: “The minimum depth of footings below the undisturbed ground surface shall be 12-inches for 1000 psf allowable foundation pressure and minimum 18-inches for values of Table 1804.2” Areas that are likely to have expansive, compressible, shifting or other unknown soil characteristics, the building official shall determine whether to require a soil test to determine the soil’s characteristics at a particular location. This test shall be made by an approved agency using an approved method. R401.4 The owner should be aware that certain risks associated with building on unknown foundation soils may be mitigated by obtaining a bona fide soils report by a qualified registrant engineer for the building site. STRUCTURAL FRAMING PLAN COMMENTS: Provide complete truss calculations and truss layout plan. Truss designs submitted must include all types and be designed for the loading conditions, span, slope, and spacing designated on the framing plan. R502.11, R802.10 TRUSS SYSTEMS: Wood trusses engineered sealed designs can be submitted as a “Deferred Submittal” for custom homes only. All model homes must have truss engineered sealed designs submitted with the plans for approval. R106.3.3 MECHANICAL PLAN COMMENTS: Indicate access clearances and working space around HVAC equipment. IRC Section M1305. PLUMBING PLAN COMMENTS Plans reviewer shall identify which applicable plumbing code section for each comment depending upon whether the plans have been prepared to the IRC or State Plumbing Code. Applicant shall identify the applicable code on the plans. Identify the total developed length of gas piping, BTUH gas demand of all appliances and provide suitable gas isometric showing the length of pipes (horizontal and vertical) to each appliance. R106.1.1, G2413; UPC 1217 Identify and specify the installation all backflow prevention devices for the potable water supply system. P2902.2; UPC 602.2 Identify, specify show that all plumbing fixtures meet the requirements for the State of Arizona water conservation. A.R.S. 45-312 ELECTRICAL PLAN COMMENTS: Provide a note indicating all branch circuits that supply 125-volt, single-phase, 15 and 20-ampere receptacle outlets installed in dwelling unit bedrooms shall be protected by an arc-fault circuit interrupter(s). E3802. Surface mounted incandescent light fixtures in clothes closets shall maintain 12 inches between the fixture and the nearest point of storage. IRC Section E3903.11.
