Plan review for the above referenced project has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back-check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating the action taken.

SCOPE OF REVIEW:

The scope of this review covers residential plan review of the Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2003 International Residential Code (IRC) with local amendments. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

ARCHITECTURAL:

The depicted ‘sub schedules’ on the numerous sheets are reproduced in a fonts size that is below the minimum accepted by the City of Tucson. The reviewer cautions the applicant to no longer submit drawings with these reduced sizes.

There are no comments to address.

STRUCTURAL:

The submitted floor framing layout plan provides design information using a “proprietary TJI structural members”. Therefore, a manufacturer’s shop drawing framing plan submittal on the depicted design is required upon the next submittal. (Both TJI and LPI dealers provide this service.)

Provide manufacturer’s calculations, truss profiles and data for pre-fabricated trusses upon the next submittal. Truss calculations must be signed, dated and wet-sealed by an engineer who is registered in Arizona. Truss calculations shall be cross-referenced to the framing plans. The City of Tucson will allow a deferred submittal on trusses with an approved request letter signed by the building official.

PLUMBING PLANS:

The delineation of the ½” piping run to the kitchen sink is undersized per the 2003 IRC Sec. 2903.5 Table.

MECHANICAL PLANS:

Provide the manufacturer’s specification sheet on the proposed heat pump unit. If this is a 3.5 ton heat pump with auxiliary heat strip, provide verification of the allowable size of the KW unit matching the fan coil’s capacity.

Show exhaust fan locations for bathrooms, water closet compartments and laundry rooms in lieu of operable windows [2003 IRC Sec. R303.3]. The washer stack unit is within a ‘room’.

Show dryer exhaust of unit to comply with [2003 IRC Sec M1501].

ELECTRICAL PLANS:

The presented Outdoor Lighting compliance fixtures and calculations depict several miss conceptions about the code. Please read and comply with the following;
The area of land is 0.28 of an acre. Therefore the allowable limits on lighting have been over estimated. Total allowable lumens for this site is 15,400. The amount of unshielded component for this property is 3,360.
When a new residence such as this project is added, the entire site must be brought into lighting code compliance. Therefore a plan depicting all site light usage must be submitted.
Photo(s) of existing use for proof of fixture(s) are accepted in lieu of manufacturer’s cut sheets.
There is great contention that the “SATCO” fixture is to be listed as an unshielded fixture regardless of location due to the fact that the lens and illumination point are exposed above the horizontal at any position other than straight down.
