COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. When the side of a parking space abuts any vertical barrier over 6' in height, the required width for the space is ten (10) feet to provide extra width to allow passengers to exit the vehicle on the side where the barrier exists. Clearly indicate the required 2' clearance to the screen wall at parking space #1 or change to a 10' wide parking space as required by DS.3-05.2.1.B.3

2. LUC 3.4.4.2C Requires that the loading space be designed so that the delivery vehicle can be maneuvered in and out of the loading space. Parking space #5 appears to be blocking the required loading zone. Parking space #5 is not a required parking space and therefore could be relocated or removed.

3. Provide the recorded documentation for the easement for the loading zone for the billboard. Indicate clearly on the site plan the location of the recorded easement.

4. Provide the recorded documentation for the aerial easement for the billboard being located over the existing structure. Indicate clearly on the site plan the location the recorded easement.

5. DS 3-05.2.2.D A back-up spur will be provided at the end of a row of parking if noingress or egress is provided at tha end. The spur will be a minimum of three (3)feet in depth, will have a three (3) foot radii, and will have a wheel barrier to prevent encroachment onto any unsurfaced areas. A minimum distance of three (3) feet will be provided between the back of spur and any wall, screen, or other obstruction over six (6) inches in height. Parking space # 6 requires a backup spur. It appears the curb stop for the dumpster turnaround is within the required backup spur. Parking spaces can be shifted to the south to create the proper space.

6. Clearly indicate the required parking spaces differently from the vehicle display spaces.
