Per City Attorney's office, any property to be leased must submit a lot split application form to the Development Service Department for review. The application and review process information may be obtained at the Zoning Review counter. The application must be approved prior to site plan approval. 2. The previous comment refers to all drives (including the one-way travel lane). Previous comment: A physical barrier (e.g. curb, bollards, wheel stop bumpers) shall be provided on both sides of the drive and parking area to prevent vehicles from encroaching onto unpaved/undeveloped areas not intended for vehicular use. (D.S. 3-05.2.2.D) 3. The proposed accessible sidewalk may not be constructed of asphalt and must be physically separated from a vehicular use area. Demonstrate compliance as required per D.S. 2-08.5.1.C, composition of sidewalks will be constructed of: 1) Portland cement concrete, four (4) inches thick, with a smooth or broom finish; or 2) Brock pavers set in a bed of cement; or 3) Any surface equivalent in smoothness, hardness, and durability. Asphalt or asphaltic concrete may be used for hogging paths, nature trails which are part of an accessible route, and pedestrian refuge areas which are not required to be connected to the pedestrian circulation path, as listed in Sec. 2-08.3.1. (D.S. 2-02.2.1.A.12) (D.S. 2-08.4.1.A) 4. The site plan does not include the labeling and dimensioning of all requested items. Previous comment: Dimension existing and future right-of-way and curb location for Fairland Stravenue on the plan. Per the Major Streets and Routes (MS&R) Plan, Fairland is designated as a 76 foot right-of-way with a nine (9) foot sidewalk area. Contact the Maps and Records Section of the Transportation Department to request existing right-of-way dimension. (D.S. 2-02.2.1.A.19) (D.S. 2-02.2.1.A.21) 5. The vehicular use area (e.g driveway) must be paved out to the street frontage. A portion of the driveway continues to not be shown as an unpaved drive. (LUC 3.3.7.3) 6.
