1. The proposed lease area constitutes a land split per LUC 4.1.2. Contact me at the number provided to obtain information on the subdivision process. The split must be approved prior to site plan approval. Vehicular and pedestrian cross access agreement may be required if vehicles or pedestrian path cross a separate parcel.

2. Label and dimension vehicular drive around shade structure as one-way. A sign describing the drive as one-way shall be provided where the one-way PAAL begins. If the drive is proposed for two-way travel, a minimum width of 24 feet shall be provided. (D.S. 2-02.2.1.A.11)

3. A physical barrier (e.g. curb, bollards, wheel stop bumpers) shall be provided on both sides of the drive and parking area to prevent vehicles from encroaching onto unpaved/undeveloped areas not intended for vehicular use. (D.S. 3-05.2.2.D)

4. The proposed loading zone may not be located in the travel lane. Relocate the required loading zone to an area not allocated for another purpose. (LUC 3.4.3.2)

5. At least one (1) accessible sidewalk will be provided to a project from each street on which the project has frontage, unless there is no vehicular access from a street because of a physical barrier, such as a drainageway or an unbroken security barrier (e.g., a wall or fence). The sidewalk should be located to minimize any conflict with vehicular access to the project. (D.S. 2-02.2.1.A.12) (D.S. 2-08.4.1.A)

6. Dimension existing and future right-of-way and curb location for Fairland Stravenue on the plan. Per the Major Streets and Routes (MS&R) Plan, Fairland is designated as a 76 foot right-of-way with a nine (9) foot sidewalk area. 7. The vehicular use area (e.g driveway) must be paved out to the street frontage. (LUC 3.3.7.3)
