Site Plan Comments:

1. Clarify the extent and dimensions of the existing stockpile that is referenced on the plan. Also show existing contours and drainage patterns. (DS 2-02.2.1.A.23)
2. Show sight visibility triangles at Fairland Stravenue. Clarify the status of the existing street labeled as Old Vail Road. (DS 2-02.2.1.A.10)
3. Revise the Solid waste enclosure detail to provide steel posts along the sides. There must be 10 feet of clear space between the posts. (DS 2-02.2.1.A.32)
4. Show proposed drainage patterns, including roof drainage and finish grades. Show that sidewalks will be kept flood-free for up to a 10-year event. Show how that water harvesting will be maximized to the extent practicable. (DS 2-02.2.1.A.16)
5. Provide a drainage report discussing the retention requirements for this project. Include a discussion of the effects of the two different soil types on the project site.
A grading permit is required for this project. Submit a complete grading permit application, including a drainage report and stormwater pollution prevention plan.
Revise the Site Plan, to address all of these comments and resubmit two copies of each for review. Include a letter explaining how each comment has been addressed.

05/17/2005 DAN CASTRO ZONING REVIEW Denied COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Scale on sheet 2 of 3 left hand corner is 1" = 40' and the actual scale as noted in the lower right corner of the sheet is 1" = 50'. Please revise. (D.S. 2-02.2.1.A.1)

2. List the legal description of the subject property. Per Pima County Assessors Records, the site is comprised of three (3) separate parcels which must be combined by providing a copy of the recorded City of Tucson Lot Combination Covenant. A copy of the City of Tucson Lot Combination Covenant is attached to the yellow site plan card or may be obtained online at www.ci.tucson.az.us/dsd/Lot_Combo_Declaration.pdf. 7. Vehicle parking calculation is based on the proposed land use classification/s listed under LUC Sec. 3.3.4 Industrial Use Group. List the land use classification (i.e. General Manufacturing) to verify vehicle parking requirements. Vehicle parking is based on the gross floor area of the proposed building and the shade structure. Revise calculation as required. (D.S. 2-02.2.1.A.8)

8. Landing at top of ramp shall have a clear length of five (5) feet. ICC/ANSI A117.1-2003 Section 405.7.3. Where doorways are adjacent to a ramp landing, maneuvering clearances required by Sections 404.2.3 and 404.3.2shall be permitted to overlap the landing area. (D.S. 2-02.2.1.A.8)

9. Provide a fully dimensioned detail for the accessible ramp. Refer to section 405 of the ICC/ANSI A117.1-2003. (D.S. 2-02.2.1.A.8)

22. What is the correct site area? General note one (1) states 24.5 acres and the site data on the same sheet indicates 2.79 acres. Revise to be consistent or clarify the difference.

2. Street landscape border is required. A street landscape border, Sec. 3.7.2.4 of the LUC, is a landscape area with a minimum width of ten (10) feet, running the full length of the street property line(s) bounding the site except for points of ingress-egress.

3. Fifty (50) percent or more of the street landscape border area must have shrubs and vegetative ground cover per LUC 3.7.2.4

4. 20% of shrubs in landscape border are required to be 5-gallon size DS 2-06.3.5.

5. One (1) canopy tree must be provided for every thirty-three (33) linear feet of landscape border per LUC 3.7.2.4

6. A 30" continuous screen along street frontages for vehicle use area must be provided. per LUC Table 3.7.2-I

7. Landscaping is required along retention basin side slopes, bottom and periphery. Plant materials used in basins shall withstand periodic inundation. A minimum of 20 trees per must be provided, 33% of tress shall be 24" box or larger. A minimum of (2) shrubs for each tree is required per DS 10.01. Additional planting for the basins is required.

8. Indicate square footage of all landscaped areas and calculation of the percentage of vegetative coverage per DS 2-07.2.2.2.g

The planting plan and layout calculations will include the following Information:

· Both the proper and common name of each type of plant material.
· Locations, size, and name of all existing vegetation to remain in place.
· Material and areas of inert ground cover. All disturbed areas including adjacent right of ways shall be treated with ground cover such as decomposed granite to help reduce dust pollution per LUC 3.7.2.7. Indicate treatment for landscaped areas.

9. Within vehicular use areas, one (1) canopy tree is required for each 10 motor vehicle parking spaces and every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk) per LUC 3.7.2.3.A.1.a

10. Landscaping along parking lots where plants are susceptible to injury by vehicular traffic must be protected by appropriate means, such as curbs, bollards, or low walls per LUC 3.7.2.3.B

11. The Vehicular use area must include post barricades or wheel stop curbing designed to prevent parked vehicles from extending beyond unpaved areas on or off site and to prevent vehicles from driving onto unimproved portions of the site. Provide barricades for all the vehicle use areas including access to other portions of the site per DS 3-05.2.3.C.1

12. Include irrigation system specifications, design, and layout per DS 2-06.5.4.A and 2-06.5.4.B.
