Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. SCZ application approval is required prior to site plan approval. The previous comment will remain until it has been approved. Previous comment: This project is within the Scenic Corridor Zone (SCZ). A separate review is required for the SCZ. The case number for the SCZ review must be noted in the lower right corner of each sheet of the site plan, landscape and NPPO plans. All required elements of the SCZ (i.e. 30 foot buffer, view corridors, approved colors, etc..) as shown on the approved SCZ plan must be added to the site plan, along with date of approval and any conditions placed on that approval. 2. The vehicle parking calculation includes vehicle parking for education. Does this mean that the site contains a separate private school? If so, add the education land use class as a secondary principal land use. Refer to SR zone in the LUC for designator and classification. Refer to LUC Sec. 3.3.5.3 for mixed use parking requirements. If the educational use is for Sunday school only, remove the parking requirements for education from the calculation, It is not necessary to provide vehicle parking for a Sunday school. (D.S. 2-02.2.1.A.8) 3. Existing sign (keynote 27) is located in the future right-of-way. The sign will need to be removed at time of roadway widening. Approval by the Engineering section is required to allow the sign to remain in its present location. At time of site plan approval, a city stamp will be added to the plan explaining the requirement for the sign to removed at time of widening and at no expense to the City of Tucson.
