Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. All existing and proposed buildings and structures, including location, size, height, overhangs, canopies, and use shall be listed on the site plan sheet C1.1. (D.S. 2-02.2.1.A.6) 2. Dimension the building setback from the closest point of the new education building to the north and east property lines. Minimum building setback required is based on four (4) times the building height. (D.S. 2-02.2.1.A.7) 3. Remove the 30' bufferyard setback (keybote 24) along the north, east, and portion of south property lines. The 30 foot undisturbed natural buffer only applies along the street frontages. 4. This project is within the Scenic Corridor Zone (SCZ). A separate review is required for the SCZ. The case number for the SCZ review must be noted in the lower right corner of each sheet of the site plan, landscape and NPPO plans. All required elements of the SCZ (i.e. 30 foot buffer, view corridors, approved colors, etc..) as shown on the approved SCZ plan must be added to the site plan, along with date of approval and any conditions placed on that approval. The SCZ requires separate review. A thirty-foot-wide buffer area, adjacent to the future MS & R right-of-way, is to be preserved in place and maintained in its natural state. Maximum height of a structure is one-third the distance of the structure measured from the future-right-of-way, not to exceed 30 feet in height for non-residential structures. Material and/or paint description for areas of structures and signage visible from the Scenic Route are reviewed for colors, which are predominant within the surrounding landscape, such as desert and earthtones. The SCZ process requires that the applicant offer to meet with the adjacent property owners and neighborhood associations. For more specific information on this process, please contact our office. (D.S. 2-03.2.2.B.7/ D.S. 2-05.2.2.B.10/ LUC Sec. 2.8.2) 5. Under the parking calculation on sheet C1.1, list the ratio and calculation for religious use. Refer to LUC Sec. 3.3.4 for parking ratio requirements. Vehicle parking may not be verified for compliance until this information has been provided. (D.S. 2-02.2.1.A.8) 6. Indicate the bicycle parking location, number, and class type by keynote. (D.S. 2-02.2.1.A.9) 7. Dimension width of ingress egress points along Houghton and Old Spanish Trail. (D.S. 2-02.2.1.A.11) 8. Submit an application in conformance with the Scenic Corridor Zone (SCZ) Sec. 23A-42 requirements of the Tucson Code, Chapter 23, Land Use Code (LUC), and Sec. 2.8.2. Applications filed under this procedure require review and decision by the development services department (DSD) director or designee certifying the implementation of all applicable LUC requirements of the SCZ zone. 2. Scenic Routes Buffer Area. Shall be preserved and maintained in its natural state. In areas where any development impacts or precludes preservation of existing vegetation, the buffer area shall be restored as closely to its natural state as possible per LUC 3.7.5.2 Include with SCZ application and landscape plan the treatment for SCZ buffer. 3. Measurement of the Scenic Routes Buffer Area. Where the ultimate MS&R roadway design includes installation of a sidewalk, pedestrian way, or bike path, the buffer may be measured from the MS&R projected back of the sidewalk, pedestrian way, or bike path if the buffer does not encroach more than ten (10) feet into the MS&R right-of-way. The use of the MS&R right-of-way is permitted only if the area can be landscaped per LUC 3.7.5.2.B 4. Landscaping may be placed in the public right-of-way, if the landscaping is approved by the City Engineer or designee and complies with the City Engineer's Requirements on construction, irrigation, location, and plant type. Any aerial photograph submitted, which was taken more than one (1) year prior to submittal, shall be accompanied by a letter stating that the site is substantially unchanged from the date of the aerial photograph. 6. A 10' interior landscape border is required along site boundaries of the adjacent residential properties per LUC Table 3.7.2-I 7. One (1) canopy tree must be provided for every thirty-three (33) linear feet of interior landscape border per LUC 3.7.2.4 8. The planting plan and layout calculations will include the following Information: · Both the proper and common name of each type of plant material. · Including the name of existing vegetation to remain in place. · Material and areas of inert ground cover. All disturbed areas shall be treated with ground cover such as decomposed granite to help reduce dust pollution per LUC 3.7.2.7. Indicate treatment for all landscaped areas. 9. A 5' wall to screen residential zoned properties from vehicle use area is required per LUC 3.7.2-I. 10. Within a vehicular use area, one (1) canopy tree is required for each 10 motor vehicle parking spaces and every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk) per LUC 3.7.2.3.A.1.a 11.
