COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. The submitted site plan shows the is 4,000 square feet. Per Land Use Code Section 3.2.3.1, the minimum lot size required under the R-2 zoning of this property is 5,000 square feet.

The subdivision was platted in 1903 with a different configuration than currently presented for this lot. To consider possible nonconforming lot size and allow the project to proceed, staff requires evidence this lot was configured as currently shown prior to September 20, 1948, per Section 3.2.14.2.B.1. Please provide staff with lot history via a title report to confirm nonconforming status. The alternative is to request nonconforming status review from the Zoning Administrator, Walter Tellez. Mr. Tellez accepts documentation for review at P.O. Box 27210, Tucson, AZ 85726. Please contact his division at 791-5550 for information associated with such reviews. Should the Zoning Administrator confirm nonconforming status, please revise the site plan as instructed below and return it for review with a copy of the Zoning Administrator's written response.

2. The site plan submitted lists the incorrect legal description for this property. The current legal description needs to be listed on the revised site plan. To obtain the legal description, please contact the Pima County Assessor's office at 520-740-8630.

3. The submitted site plan shows the front street yard setback from the east property line to the attached garage. In addition, the setback from the east property line to the residence is needed on the revision.
