COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

This plan was reviewed for compliance with sections 2-02 of the Development Standards. Other sections of the Development Standard and Land Use Code are referenced as applicable.

1. Please provide a note on the plan showing all handicapped ramps will not exceed a slope ratio of 1:12.

2. Truncated Domes (early warning systems) must be added to all access ramps where transitioning from the pedestrian area to the vehicular use area or at HC access aisles transitioning to the sidewalk area.

3. The pedestrian sidewalk to Ganley Road is shown covered with plants on the landscape plan. Please address this discrepancy, providing unimpeded pedestrian access to Ganley.

4. Please clarify if the concrete area noted as "29" on the site plan is flush with the adjacent access aisle or is a raised sidewalk.

5. Please demonstrate maneuverability into the loading zone proposed at the north end of the site. Note, all areas of vehicle use leading to the loading zone must be paved.

6. Per the AEZ/CUZ-2 overlay requirements, please note on the plan: "Per LUC 2.8.5.5.B.2, Structures or uses with fifty (50) or more employees must develop an emergency evacuation plan and training program and implement it as approved by the Fire Department". Please specify this project will comply with this requirement.

7.The lot split application, S04-187 per Development Services records, has not been finalized. The lot split must be finalized before staff can consider review of this project, as proposed. A copy of the city approved (lot split) site plan and associated lot split documents (i.e. address certificates from Pima County, legal descriptions and receipts recorded with the Pima County Recorder's Office, receipt showing the lot split application has been paid for) must be included with the revised site plan.

Should the lot split fail to proceed, the revised site plan should show the current lot boundaries. Updated floor area ratios and adjacent zoning information will then need to be provided for the proposed project.

Engineering Division has reviewed the resubmitted items, and may not recommend approval at this time. Please provide a revised site plan and a revised drainage report addressing the comments provided below. An over the counter review may be coordinated with me upon completion of these revisions. Please contact me to schedule an appointment if desired, at such time.

DRAINAGE REPORT:

1. The response to previous comment # 16 may not be accepted by this office. Recent Mayor and Council directive specifies that all new retention/detention basins must incorporate these items whenever possible. Please provide details and discussions of how the proposed detention/retention scheme will comply with landscaping, grading, and retention/detention technical design guidelines provided in Chapters 1 and 4 of the Pima County/City of Tucson Stormwater Retention/Detention Manual (DS 10-01.0), with particular attention/discussion given to how the basin will serve as a project amenity, a multi-use facility, serve for passive recreation, and how it will serve as a human activity zone, at a minimum.
2. Please revise the basin outlet weir dimension specified on Page 4, 2nd paragraph to match the dimension used/provided elsewhere in the report and on the site plan.
3. Please provide a copy of the site plan IN THE REPORT as an "exhibit" or "figure" in the report (previous comment # 4).

SITE PLAN:
The response and proposed design for 40' radius headers may not be approved as depicted. Right of way improvements may not extend (westward) beyond the west property line alignment, as is currently proposed. Please revise the plan accordingly (see redlines for possible alternatives).

Should revisions be required to plans, the same amendments will be made to the landscape plan, which will then be resubmitted along with the site plan per DS 2-07.2.1.A.
