Probasco Dr. New SFR Transmittal date:04/14/05 1st Review COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1.Provide the location of the other proposed unit dimensions] and accompanying vehicular use areas on the site plan. 2.Provide a floor plan for the other proposed unit. 3.The front setback as indicated on the plan of 24' does not meet the requirement of LUC 3.2.6.5.A which is 11/2 the times of bldg. height. The measurement is taken from the height of the second story elevation indicated as 22', thus requiring a 33' setback to the second story. The garage appears to be 6' in front of second story with a 24' set back thus indicating a 30' setback to the second story. 4.Demonstrate how this site will meet LUC 3.5.7.1 Family Dwelling. A. Both dwellings must be under the same ownership and on the same parcel. B. Both dwellings must comply with the development criteria listed for the assigned Development Designator. C. One (1) dwelling must be at least twenty-five (25) percent smaller than the other dwelling. G. For any new single family dwelling in the R-1 zone with five (5) bedrooms, three (3) parking spaces are required. For every bedroom over five (5), one additional space is required for each bedroom. H. For all single family dwellings in the R-1 zone with five (5) or more bedrooms, and for all lots containing two (2) or more single family dwellings, with the second dwelling having more than one bedroom, all parking and maneuvering must be located on-site, either in a side or rear perimeter yard. The vehicular use area must be improved, which includes surfacing, striping, and provision of barriers, in conformance with Development Standard 3-05.0. Parking spaces may not be located in a vehicular use area in any front street perimeter yard. 5. Lot coverage calculations provided do not appear to be correct. Lot size appears to be 18000 sq. ft.. not 11000 sq. ft. as indicated. Please correct all calculations affected. 6. Indicate adjacent City of Tucson Right of Way at the east side of property. 7. Indicate the zoning on the property and surrounding properties. 8. Provide a legal description of the property.
