Project number: 18-5004-01 The first submittal plans for the above referenced project are in the process of Architectural, Structural, Plumbing, Mechanical and Electrical plan review for compliance with the City of Tucson ordinances and applicable codes. Corrections required are noted below. All corrections must be made to the original drawings and new complete revised sets and all previously submitted plans resubmitted along with a written response to each of the items listed below to facilitate a shorter back-check time. The scope of this review covers Architectural, Structural, Plumbing, Mechanical and Electrical review. These disciplines were checked only to the extent allowed by the documents provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. ARCHITECTURAL COMMENTS Sheet A1.0 Specifically identify each glazing location that requires safety type glazing. Ref. IRC R308. See shower enclosures and side windows, glazing at Master tub, glazing within 24” of door jambs, glazing in doors, panels over 9s.f. within 18” of walking surfaces etc. Specify hearth materials and indicate size of fire box with the appropriate hearth dimensions shown. Denote to provide installation for inspectors use. Demonstrate compliance with IRC R311 for bedroom egress. The windows must provide a clear width of 20 inches and shall be shown with 44” maximum sill height. Clarify method of compliance with IRC R303 for Great room and Kitchen/ Family room. Garage separation from dwelling and mechanical room is not indicated. Ref. IRC 309.1, 309.2. Sheet A3.0 Specify weather barrier requirements over open framing and wood based sheathing per IRC R703.2. Detail weep screed for framed stucco walls indicating screed height and clearance above earth and paved surfaces. Ref. IRC 703.6.2.1. Denote spark arrestor requirement for fireplace and minimum termination height above roof surfaces within 10’. Detail attachment of chimney chase to structure and fire stop requirement at ceiling line. Provide ICC/ES report for stone veneer and reflect method of attachment/ support. Sheet A4.0 The minimum scupper height shall be 4 times the cross sectional area of the required roof drain size. Ref. UPC Appendix D. Provide ICC/ES evaluation report number for skylights. Attic ventilation does not appear to comply with IRC R806. Please clarify. Sheet A5.0 Differentiate between stucco and gypsum board ceiling finishes on the plan graphics. Clarify materials for exterior patio ceilings. Specify type and thickness of gypsum board for ceiling applications pursuant to IRC R702.3.5. Show size and location of attic access scuttles. Ref. IRC E807. STRUCTURAL COMMENTS Sheet S1.0 Roof Framing plan is indicating two 4x6 columns at rear patio and corner of Great room, which do not appear to be shown on Foundation plan. Please coordinate. See comment #1 on Sheet S2 for missing column at support of B10 beam spanning from Great room to Entry and Dining room and clarify whether column need to be provided or detail beam to stud wall support. Coordinate with Roof Framing plan and call out column 6x6 between Dining and corridor supporting B8 beam. Please clarify and update Roof Framing plan if this column is intended to be removed. Address column specification at last East patio column. Update call out 13/S3.0 where market at interior bearing walls as it seems to be Detail 14/S3.0. Please clarify. Sheet S2 Clarify support of B10 roof beam near front Tower and Dining. See redlined location on plan. Provide detail indicating veneer attachment to walls as shown on Architectural elevations. Detail beam-to-beam connection where B10 is attached to B9 and B9 to another B10 beam. Similarly address B2 to B6 as U26 shown per 1/S4.0 appears to be underestimated. Call out on plan keynote 2 where applicable. Update Detail 9/S4.0 not to show glu-lam beam. Also clarify concrete column connection with Roof framing. Call out 13/S3.0 at Tower framing is incorrect. Please update and detail shear load transfer generated at high roof diaphragm to lower roof diaphragm. Provide calculations and address size of post at front of garage opening due to out-of-plane wind load. Address beam to column connection where beam is supported by stud wall. For example see B2 in Family room near Guest bedroom or B3 between baths. Sheet S3 Please add to the list of Special Inspections masonry work for compliance with IBC 1704.5. Clearly denote bearing reinforcement in stair Detail 9. PLUMBING COMMENTS Kitchen sink vent shall rise 6” above flood level rim before offsetting horizontal; please re-evaluate layout considering of 2” trap arm, 2” trap with 1 ½ “ reducer at tail piece to allow for vent to rise vertically in wall at a maximum of 5’ away from weir of trap or the use of an island vent configuration or an air admittance valve. Ref. UPC 905.3, 1002.2. Clarify why DWV and water diagrams are only provided for one bath room. Clearly show waste connection location and wet vent size at bath for bedroom two. Ref. UPC 908. At Master bath lavatory near closet clarify the requirement for trap to be the same size as the trap arm with specific note. Ref. UPC 1003.3. There is no gas line shown to serve the dryer. Show P+T valve drain to connect to water heater instead of AC unit as shown for water heater off garage. Provide cleanout for horizontal branch line serving sink in lavatory. Ref. UPC 707. Provide fixture connection schedule to properly reflect the waste and water fixture unit values and totals using UPC Table 7-3 and Table 7-5 criteria. Include hose bibs in the water supply total. Specify the required water meter and building supply size using UPC Tables 6-3, 6-4 per UPC 610.4 Review water connection sizes. Identify gas regulator location preceded by S.O.V. or clarify the supply pressure delivered on discharge side of meter and the UPC Chapter 12 Table used for sizing. Address point of connection water supply for fire sprinkler system. Show gas line and gas meter location on Site Plan. MECHANICAL COMMENTS Coordinate location of outdoor component of AC with electrical plans. Provide 18” platform for gas appliances in Mechanical room off garage. Ref. IRC M1307.3. revise lower combustion air call out to accommodate the platform height. Clarify how combustion air opening located in 6’-8” tall door will be within 12” of ceiling. Ref. IRC M1307.4.1.1. Coordinate MBH input of HVAC units with gas line sizing diagram. Gas diagram will need to be rechecked. Indicate HVAC vent connection and water heater vent connector sizes. Reflect termination requirements for gas flues above roofs and distance away from vertical elements or otherwise. Reflect compliance with UPC 517. Specify back draft damper for dryer and range hood. Ref. IRC M1502.1, 1502.2. Provide range hood cfm and duct size and termination location. Ref. IRC M1502, 1506. Indicate which standard the structure is proposed to comply with for Energy considerations and reflect status of compliance within the submitted documentation. ELECTRICAL COMMENTS Provide switch or automatic controlled light at exterior doors. See Family room. Ref. IRC E3803.3. Dining room shall be supplied by 20amp circuit pursuant to IRC E3603.2. Provide smoke detector at hall outside of Guest bedroom. Ref. IRC R313. Kitchen counter receptacles shall be spaced such that no part of counter is over 2’ from a receptacle. Ref. IRC E3802.6, 3801.4. Also include receptacle at end of Kitchen peninsula counter. Kitchen island receptacles are indicated to be on the same B20 circuit as exterior receptacles. Please revise. Ref. IRC R3603.2. Provide receptacle for the over 2’ wide wall space beneath Dining room light switches. Ref. IRC R3801. Lights at Master bath tub on walls adjacent to tub sides shall be demonstrated to be compliant with IRC E3903.10. Provide light at exterior accessed Mechanical room. Ref. IRC E3803.4. Demonstrate compliance with IRC E3305 for clear working space in front in panel B. Electric load calculations do not reflect the service load calculations prescribed in IRC E3502.2. Clarify main circuit breaker (main disconnect) location for S.E.S. Ref. IRC E3501.6. Denote light in clothes closets to comply with IRC 3903.11. Show GFCI protection for Jacuzzi tub and clarify circuit supplying the tub in panel schedule. Ref. IRC E4109. Also indicate location of motor access panel. Include a NPPO plan or application for exception per DS 2-15.0 with re-submittal to continue review. 2. Plans shall be of sufficient clarity to indicate the nature and extent of the work proposed and show in detail that they will conform to the provisions of this code and all relevant laws, ordinances, rules and regulations per DS 11-01.4.1.C.
