1. Revise the slope of the handicapped parking aisle to be no more than 1:48 as required

11/15/2005 PETER MCLAUGHLIN LANDSCAPE REVIEW Denied 1) Submit a separate landscape plan per DS 2-07.0 showing all required landscaping and screening. Per table 3.7.2-I, a street landscape border and a 30-inch high screen is required. The screen must be continuous and must be placed on the development side of the street landscape border.

2) Indicate square footage of all landscaped areas and calculation of the percentage of vegetative coverage on the landscape plan per DS 2-07.2.2.2.g. Fifty (50) percent or more of the street landscape border area must have shrubs and vegetative ground cover per LUC 3.7.2.4

3) Within a vehicular use area, one (1) canopy tree is required for each 10 motor vehicle parking spaces and every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk) per LUC 3.7.2.3.A.1.a.

4) Landscape borders along parking lot and vehicle use areas where plants are susceptible to injury by vehicular traffic must be protected by appropriate means, such as curbs, bollards, or low walls per LUC 3.7.2.3.B. Provide protection for landscaped areas.

5) The Landscape plan shall include irrigation specification design and layout per DS 2-07.5.4.A & DS 2-07.5.4.B including source of irrigation, sleeves for driveways and sidewalks, locations of valves, low-flow bubblers or drip irrigation.

6) Provide symbols on the plant legend. Revise all plant symbols used on the plan to be representative of the ultimate size of the plants at maturity indicated by the spread of canopy, circumference of shrubs, or spread of ground cover. The number, spacing and placement of the oleanders shown on the landscape plan is not appropriate for its size and growth characteristics. There are too many oleanders proposed. State the specific type of oleander proposed. There are many varieties of nerium oleanders, some of which can grow in excess of 15-20 feet in height. Shrubs within sight visibility triangles and within 4 feet of walkways shall be no higher than 30". Revise.

The following items must be revised or added to the site plan. Please include a response letter with the next submittal that states how all comments have been addressed.

RESUBMITTAL REQUIRED: SITE PLAN

1. Submit the last approved site plan.

2. Change the verbiage in the title block from "Change of Use Plan" to "Site Plan."

The above comment is from the first review. It is still not clear which plan is the site plan. Sheet 2 is labeled "Record of Survey," and shows a significant amount of required site plan information. Sheet 3 is labeled "Change of Use Plan," which appears to be the site plan. Sheet 4 is labeled "Record of Survey," and shows landscape information and solid waste requirements. Solid waste requirements must be on the site plan. The plan set that has been provided is confusing. Each plan sheet should show specific requirements, i.e. Development Standards 2-02 Site plan content must be shown on one sheet, the landscape information on another sheet. Revise the plan set for clarity.

3. Label and show the existing sidewalk along Speedway Blvd. Dimension the sidewalk and label the length on the plan. Is the sidewalk existing or proposed? Clarify and label accordingly. Revise.

4. All lettering and dimensions will be the equivalent of twelve point or greater in size. The purpose of this requirement is to assure that the lettering is legible when reproduced or microfilmed for record keeping purposes. The some of the current font measures to 10 point, it must be at least 12 point or greater in size. Revise all lettering to be at least 12 point.

5. A minimum setback distance of five (5) feet for a pedestrian refuge area must be maintained between any enclosed structure and a PAAL. Provide a sidewalk and pedestrian refuge between existing PAAL and the northern end of the structure. See Redlines. Revise plan as necessary. DS 3-05.2.2.B.1., Figure 1 and DS 2-08.4.1.B.

6. Dimension from street centerline to the existing curb, future curb and sidewalks.

7. New development will provide on-site refuse storage, collection, and pickup area with service access from within the tract. Each service area is required to have a clear approach of fourteen feet by forty feet for the collection vehicle. The maximum back-up distance for the collection vehicle shall be forty feet. For further information on site compliance for solid waste refer to Development Standard 6-01.

The comment above is from the first review. Provide written approval for the response to the above comment. The response is noted on sheet 3 in the general notes. Provide written approval from the solid waste department.

8. For a PAAL/Driveway off of an arterial street (Speedway Blvd.) 25' curb return radii is required. Indicate 25' curb return radii for the ingress/egress off of Speedway Blvd. DS 3-01. Figure 6.
