COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. On the resubmitted site plan, please show the correct zoning classification for the adjacent property to the south.

2. Please provide the property owner's name on the revised site plan.

3. On the revised site plan, please show the location/direction/label for all electric lines on the site, indicating whether they are underground or overhead lines.

4. Please provide the scale and the total height of the south building wall of unit "A" on section E.1 of the elevation drawings.

5. On the revised site plan, please show the total height of the north wall of unit "A".

6. On the submitted floor plan, a total of ten (10) bedrooms are shown for these two proposed residences combined. In turn, the number of bedrooms dictates the number of parking spaces required for the project. Given ten (10) bedrooms, five (5) parking spaces are required at minimum (Section 3.3.4 of the Land Use Code) for this project. On the submitted site plan, the five (5) required parking spaces provided are shown positioned in tandem in the front yard area, with back up maneuvering shown onto East 10th Street and in the rear (south) yard with the alley providing access. These parking areas, as shown, cannot be approved.

Per the Zoning Administrator's determination, any development requiring more than four (4) parking spaces must provide a parking lot area per Development Standard, Section 3.05. All parking and maneuvering must be on site. Section 3.05 describes parking lot requirements, including back up spurs and parking area access lane widths. Section 3.3.7.2 of the Land Use Code describes the allowed angles for parking spaces and their minimum required dimensions.

In addition, alley access is not permitted unless the alley is paved and is approximately 29 feet wide; to provide standard 24 foot wide two-way access lanes and a 5 foot pedestrian refuge area on the developed side of the alley.

As of this review date, a copy of the Zoning Administrator's determination regarding parking requirements and alley access is pending. Should you wish to appeal these requirements, please contact the Zoning Administrator, Walter Tellez, at Development Services Department, P.O. Box 27210, Tucson, AZ 85726.

On the resubmittal, please provide an on site parking lot for the proposed project that meets both LUC and DS code requirements, including the square footage of all vehicle access areas on the lot coverage calculations listed on the revised site plan. The alternatives are to reduce the number of bedrooms (see the LUC definition of bedroom in Section 6.2.2) or apply for and obtain a Board of Adjustment variance for the proposed parking configuration.
