Plan Review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned.
2. Pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes.
3. Plans are hardly readable. Please re-draft or provide a more legible copy.

Site Plan

1. Indicate the location of gas, water, electric and sewer or septic line on the property, and where they enter the building. Provide the location of your water meter and septic system if it exists.

Foundation Plan

1. Clarify post footer size. Detail notes 18" while plan notes 24" square. Clarify.
2. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 PSF is being used per table R401.4.1

Floor Plan

1. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21" per figure R307.2.
2. Identify ceiling heights in all areas on floor plan. If sloped ceiling, note average height.
3. Provide access to each separate attic and under floor space that exceeds 30SF per R408.3 and R807. Designate locations on the drawings. Openings shall not be less than 22"X30" for attics, or 18"X24" for under floor space. Attic access shall provide a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space.
4. Provide all window types (i.e. designate the operable portion of windows in master bedroom and existing bedroom where one of the windows has been closed off) Egress from existing bedroom must be provided per R310. (Max sill height of 44", min net clear opening area of 5.7SF and min net clear opening dimension of 24" height and 20" width).
5. South elevation does not match floor plan in respect to the glass block windows in bath.

Structural Plan

1. 6x8 is inadequate for a two point bearing truss. The cross-section shows a two point bearing truss. Resize beam or provide 3 point bearing truss as the foundation would suggest.
2. Detail C/A2 - Epoxy requires special inspection. Submit form or revise connection where new wall connects to existing house.
3. Detail B/A2 - Clarify 'Inverted 6x8 Hanger'. Specify type, purpose and attachment.
4. Detail B/A1 - Provide a post rated for uplift (ABA 46?).
5. Detail A/A1 - Specify interior finishes and insulation in walls.
6. Detail D is insufficient to describe bearing wall/beam connection. Provide more descriptive details: One (1) for the truss to beam connection at porch and One (1) for truss to bearing wall connection. Show or callout frieze boards, wall framing, dbl. top plate, interior and exterior wall finishes insulation in walls and ceiling, roof sheathing (thickness and nailing pattern), roofing type, facia board, H2.5 clips, etc..
7. Size attic vent for required ventilation.
8. Note "walls: 3/8" OSB w/ sheetrock over -typ" is confusing. Specify which sheathing/finish is on which surface (exterior/interior).
9. Callout interior frame wall construction or provide detail. Include wall finishes.
10. Provide sag resistant sheetrock (1/2") on ceilings for trusses at 24" o/c.

Plumbing Plans

1. Note and specify all piping materials.
2. Note that bathtub and shower enclosures shall be finished per P2710 with ceramic tile, or a listed enclosure, to a height of 72" above the drain per R702.4 and R307.2.
3. Gas: Note new load. Provide the length of line to each new appliance, BTU demand of each new appliance, size of each branch, total demand, and total developed length from meter to the most remote appliance on the system per UPC 1217.2. Is the gas line to the rooftop unit on a separate line from a 'T' at the meter? Clarify.
4. Water line: Provide the total (new and existing) fixture unit demand and maximum developed length (meter to furthest fixture). Note meter size and pipe size from meter to house.
5. Note on plan compliance with the water conservation requirements. Water closets, 1.6 gallons per flush, sinks and showerheads, 3 gallons per minute.
6. Note on plans that shower and tub / shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type.
7. Show how new fixture will be served with water. Where will supply lines connect to existing? Note sizes of new supply lines.

Mechanical Plan

1. Note on plans: Mechanical shall comply with 2003 IRC chapters 13 - 24.
2. Is rooftop unit new? If so, specify size. Locate and size return air duct and return air grill.

Electrical Plan

1. Show locations of smoke detectors per R313 (in master bedroom and entrance to master bedroom). Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. When ceiling finish materials are removed in existing construction, existing bedrooms shall be in compliance. When ceiling finish materials are not removed, existing bedrooms shall be equipped with battery operated smoke detectors per R313.1.1.
2. Designate the location and circuit of all required light fixtures, receptacles, and switches. Provide a panel schedule noting circuit number and size along with a general description.
3. Note that light fixtures in clothes closets shall be installed in accordance with E3903.11
4. Electrical load calculations are required when more than 4 circuits are added.
5. Exterior receps are required to be GFCI protected. Note this.

MODEL ENERGY CODE:

1. Provide energy calculations per the 2000 IECC and comply with IRC chapter 11 or do percentage method (see included worksheet).
3. Call out on the plan the "R" values of insulation, as well as the "U" values of the windows and doors in compliance with the energy calculations provided.
