The condensate drain may terminate into: a. The inlet of an approved lavatory trap, a funnel drain, a floor sink, laundry tray. b. At or below grade outside the building in an area capable of absorbing the condensate flow without surface drainage. c. Over roof drains or gutters or downspouts that connect to drainage pipes, provided they terminate at or above grade in an area capable of absorbing the condensate flow without surface drainage. 2. There is no lower limit for the requirement to show that the installation of mechanical equipment will not damage the structure. Provide structural calculations to verify that the existing roof is capable of supporting the additional dead load due to the installation of the roof top units. Any deferred submittals must be approved in advance by the Building Official. Reference Section 302.1, IMC 2000. 3. Section 306.6 requires the installation of a level, working platform with guards for all roofs with a pitch of 3 vertical units per 12 horizontal units. See Section 306.6 for the required minimum dimensions. Provide service space for roof-mounted equipment. Reference Section 306.6 IMC. 4. Provide gas service to the rooftop units. The two-way cleanout shown on sheets P1 and P2 is in violation of Section 707.6 which requires each cleanout fitting to be installed in the direction of flow. Provide the listing information for the proposed 2-way cleanout shown on sheets P1 and P2 or provide an upper terminal cleanout. Reference Sections 707.4 (4) and 707.6, UPC 1994. 2. Sheet SD-1shows a new 4" building sewer but sheet P1 still shows a new 6" building sewer. Coordinate the two sheets. Reference Section 103.2.3, UPC 1994. 3. The submitted drawing shows a sink trap, not an indirect waste receptor as detailed in Section 804.1. Revise the design of the indirect waste receptor for the clothes washer to comply with the requirements of Section 804.1, UPC 1994. 4. Comment not addressed. Provide information (i.e. Manufacturer's cut sheets) to show that none of the proposed fixtures requires a minimum pressure less than 15-PSI. Reference Section 608.1, UPC 1994. 5. Revise the water fixture units using Tables 6-3 and A-2, UPC 1994. The clotheswasher would be defined as "public" use since it is not under the control of a family or an individual. Include the water supplies to the refrigerators per Table 6-3. Correct the arithmetic on the fixture unit calculations. Reference Section 202.0, UPC 1994. 6. Water supply isometrics are required on all commercial projects. Provide water supply isometrics. Reference Section 103.2.3, UPC 1994. 7. Route the T&P relief piping so that it is not trapped. Reference Section 608.5, UPC 1994. 8. The submitted cut sheet for the specified water heater indicates it is a direct-vent system. Provide a detail showing the size, configuration, and termination of the vents. Correct the model number of the water heater that is shown on sheet P1 to agree with the submitted cut sheet. Coordinate the electrical requirements for the water heaters. Reference Section 512.5, UPC 1994. 9. Revise the natural gas schematic to show the loads and developed lengths of the gas piping to the rooftop A/C units. Correct the sizes of the pipes shown on the submitted schematic using Table 12-3 for the developed pipe lengths. Reference Section 1217.1, UPC 1994. |
