Adams Street Single family addition and New residence Site plan Transmittal date: April 7, 2005 1st Review COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Please furnish the property owner's name on the revised site plan. 2. In the lot coverage list on the resubmitted site plan, please change "new unit A" to read "addition to unit A". This will ensure the plan is clearly proposing only two units, rather than the three suggested. 3. Please show the location/direction/label for the electric lines to both units A and B. 4. Please provide the maximum building height for the proposed project on the revised site plan, measured from grade to the top of the roof. 5. On the submitted floor plan, nine (9) bedrooms are proposed for the planned duplex. In turn, the number of bedrooms dictates the number of parking spaces required for the project. Given nine (9) bedrooms, five (5) parking spaces are required at minimum (Section 3.3.4 of the Land Use Code) for this duplex. On the submitted site plan, the five (5) required parking spaces are shown positioned in tandem to the south of the building, and along the north of the building, with back up maneuvering shown onto North 1st Avenue and East Adams Street for each respective parking area. These parking areas, as shown, cannot be approved. Per the Zoning Administrator's determination, any development requiring more than four (4) parking spaces must provide a parking lot area per Development Standard, Section 3.05. All parking and maneuvering must be on site. Section 3.05 describes parking lot requirements, including back up spurs and parking area access lane widths. Section 3.3.7.2 of the Land Use Code describes the allowed angles for parking spaces and their minimum required dimensions. A copy of the Zoning Administrator's determination regarding parking requirements will be available the week of April 11, 2005. On the resubmittal, please provide an on site parking lot for the proposed project that meets both LUC and DS code requirements. The alternatives are to reduce the number of bedrooms (see the LUC definition of bedroom in Section 6.2.2) or apply for and obtain a Board of Adjustment variance for the proposed parking configuration. 6. Be advised, these comments are not official comments for referral to the Board of Adjustment process.
