1) It appears this location has not previously been permitted as combined suites, therefore you will need to meet the 2003 IBC code requirements.
2) Per section 2902.2 separate facilities are required for men and women based on occupant load. Each facility must meet ANSI A117.1-2003 or provide cost justification per 3409.6 exception 1.
3) Per section 1013 travel through a storage room to get to a restroom facility is not permitted. Also see section 1104 accessible route.
4) Indicate accessible entrance per section 1105.
5) Accessible parking space per section 1106 and table 1106.1.
6) Clarify openings between original two suites are in non-bearing walls. See wall that runs east and west from front of building water closet 2 room to laundry room in tbe back.
7) Proved wall section for in-fill framing.
