This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2000 International Energy Conservation Code, and 1994 Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. 1. General note #1, sheet 1: Reference the 2003 IRC. 2. Note #1, sheet 2 may state a soil bearing capacity value of 1500 PSF is being used per table R401.4.1 if this does not conflict with the designer / homebuilder's awareness of the soil and conditions of the site. This would be consistent with the footing dimensions used for Detail 1. 3. All slabs and pads, including landings at all doors, shall be shown and their thickness specified. Show a plan view with dimensions of the existing slab referenced in Detail 1, sheet 2. 4. Detail 1, sheet 2: All exterior doors require a landing or floor at the exterior per R311.4.3. 5. Detail 2, sheet 2: Post anchors shall be set for 6" spacing between post and finished grade. Footing minimum depth shall be 12" below natural grade. 6. Sheet 3: Clarify installation of new window in existing bedroom #1 at new opening or removed window, and show the "U" values of the windows and doors in compliance with the energy calculations provided. 7. Note 2, sheet 4: Reference IRC R602.8. 8. Sections, sheet 4: complete details with reference labels, notes, dimensions and material specifications. Specify the vapor barrier for thin-coat stucco systems over foam board. Clarify compliance with R314 for foam insulation on walls to the attic per R314.2.3. 9. MEC requires R-22 roof insulation. 10. Correct discrepancy of "A" window size shown on sheets 3 and 5. 11. Show compliance with R310 providing egress from bedrooms to meet the maximum sill height of 44". 12. Correct door label in bath #3, sheet 6. 13. Correct discrepancy of wall span dimensions shown on plan sheet 3 and section views sheet 6. 14. Correct discrepancy of rafter spacing shown on plan and section views for bath #3. Cross-sections shall be cross-referenced to the floor plan and framing plans. 15. Sheet 6: Provide roof/wall connection information for 4" blocks on rafter section. Include truss intersection at top of existing bedroom #1, bath #1 and #2 wall. Provide complete roof and floor framing plans. Note and specify a complete roofing system: Roofing type, grade of materials and method of installation per R905. Show size, spacing and span of all framing members, trusses, joists, rafters, beams, lintels, headers, ledgers and blocking. Make consistent with sections on sheet #4. 16. Provide manufacturer's calculations and data for pre-fabricated trusses, or supply as deferred submittal at installation. 17. Note 19, sheet 7: Reference IRC M1801. 18. Show the correct number of supply air registers on the Mechanical Equipment List, sheet 7. Show location and size all ducts. 19. Show exhaust fan locations for bathrooms, water closet compartments and similar rooms in lieu of operable windows, per R303.3. 20. Return air shall be sized per IRC sections M1602.2. (gas furnace - 2 sq. in. / 1000 BTU; heat pump / air conditioner - 6 sq. in. / 1000 BTU) (1ton cooling = 12,000 BTU). 21. Sheet 8 additional note: The City of Tucson has adopted the 1994 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). 22. Verify number of tub/shower fixtures for entire residence. Correct water fixture total units. Note and specify all piping materials, sizes and lengths. 23. Note that the shower enclosure shall be finished per P2710 with ceramic tile, or a listed enclosure, to a height of 72" above the drain per R702.4 and R307.2. 24. Show the size of waste lines, vents and required clean-outs. 25. Provide the size of gas line to each appliance per UPC 1217.2. Clarify location of lines on plan view. Gas lines shall not be located under slabs. 26. Plumbing vents shall be a minimum of 10 feet away from all air intakes. 27. Note on plans that shower and tub control valves shall be of the pressure balance or thermostatic mixing valve type. 28. Note 10, sheet 9 should apply to entire residence and be changed to read: Show locations of smoke detectors per R313. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. 29. Sheet 9: Show location of outdoor receptacles on circuit 17 per E3801.7, must be GFCI per E3802.3. 30. Clarify the new work for the 200 amp service entrance. 31. Clarify any new work related to ac/heat unit on roof. 32. Provide a note indicating only approved outlet boxes shall be used for ceiling fans, per E4001.6. 33. Note that light fixtures in clothes closets shall be installed in accordance with E3903.11.
