RESUBMITTAL REQUIRED: Site Plan and Drainage Statement.

The Site Plan (SP) and Drainage Statement (DS) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the SP.
2. Please provide North arrow and scale and a Location plan per D.S. 2-02.2.1.
3. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10.
4. Fully dimensioned loading space(s) and maneuvering area(s) per D.S. 2-02.2.1.14.
5. Please provide Drainage patterns and finished grades per D.S. 2-02.2.1.16.
6. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17.
7. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21. 5' sidewalks are required or match existing on either side if possible.
8. Please provide existing topographic contours at intervals not exceeding two (2) feet and/or spot elevations as pertinent and Bench Mark based on City of Tucson Datum, including City Field Book and page number per D.S. 2-02.2.1.23.
9. Show Site plan number (T05CM00971) on all sheets per D.S. 2-02.2.1.29.
10. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
11. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable.
12. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice.
13. List the consulting engineer and the owner/developer on the plans with the pertinent information.
14. Add note: "Depress all landscaped areas 6" maximum for water harvesting".

Drainage report:
1. A DS is a brief description of the type and size of the proposed development including a legal description of the parcel or parcels being developed per S.M.D.D.F.M., chap. II, 2.3.2.
2. The content and format of the DS should follow S.M.D.D.F.M., chap. II, 2.3.3.
3. Show the project address on the cover of the DS.

This change of use requires full code compliance and the plans submitted must meet the standard for commercial development. The plans required are a site plan, a landscape plan and a NPPO plan or NPPO exception. The site plan must conformance with Development Standards 2-02, Site Plan Content and Specifications.

2. A street landscape border, Sec. 3.7.2.4 of the LUC, is a landscape area with a minimum width of ten (10) feet, running the full length of the street property line(s) bounding the site except for points of ingress-egress. Street landscape borders are required along 22nd and Van Buren Streets.

3. Fifty (50) percent or more of the street landscape border area must have shrubs and vegetative ground cover per LUC 3.7.2.4

4. One (1) canopy tree must be provided for every thirty-three (33) linear feet of landscape border per LUC 3.7.2.4

5. 20% of shrubs in landscape border are required to be 5 gallon size DS 2-06.3.5.F

12. All plant material used for landscaping shall be selected from the Drought Tolerant Plant List in Development Standard 2-16.0

13. Within a vehicular use area, one (1) canopy tree is required for each 10 motor vehicle parking spaces and every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk) per LUC 3.7.2.3.A.1.a

14. Landscaping along parking lots where plants are susceptible to injury by vehicular traffic must be protected by appropriate means, such as curbs, bollards, or low walls per LUC 3.7.2.3.B

15. Provide the location of refuse storage and a 6' screen is required per LUC Table 3.7.2-I

16. Include irrigation system specifications, design, and layout per DS 2-06.5.4.A and 2-06.5.4.B.
