Lee Street Single family residential addition & New Residence Site plan 1st Review Transmittal date: March 24, 2005 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Please provide the correct adjacent zoning classifications on the revised site plan. 2. Please identify the subject property is zoned R-2 on the revised site plan. 3. The name of the property owner must be provided on the revised site plan. 4. Please indicate which direction the electrical utility line heads and whether it is overhead or underground on the resubmittal. 5. Please provide the height of the north building wall of the north addition, as measured from finished grade, on the elevation plan. 6. A 2002 Pima County aerial photo for this property shows a detached accessory structure in the rear (south) yard. Please declare on the revised plan whether the structure is to be demolished. If it should remain on the site, the setbacks, height and square footage of the structure must be shown on the resubmitted site plan. 7. The submitted plan shows three of the five required parking spaces accessed off the south alley. As proposed, the access to this parking area does not meet the Zoning Administrator's interpretation regarding alley access. Alley access may only be used if the alley is at least 24' wide and the entire length of it is paved. This information should be shown on the site plan. The alternatives are to redesign the parking or to apply for and obtain a Board of Adjustment variance. 8.
