The initial review for the above project has been completed. This letter reflects comments, which need to be addressed by a written response to each, indicating action taken. In order to facilitate a shorter back-check time, we request that you please provide two (2) sets revised plans and calculations, highlighting any changes with appropriate revision number, revision date, and “cloud bubbles.” Please replace all revised drawing sheets, in all sets of plans, before returning to Willdan for the follow-up plan review. GENERAL COMMENTS:
This project has been reviewed for conformance with the 2003 IBC, 1997 UAC, 2000 IMC, 2000 IECC, 2002 NEC codes with local modifications, and the 1994 UPC with State of Arizona Amendments. Any revisions to this plan will require an additional review and approval by Willdan.


ARCHITECTURAL COMMENTS:

Sheet IT-2
Plans indicate the building is a five-story structure. It is actually a seven-story structure. Revise plan data sheet. Reference section 106.1 IBC.

The type of construction and occupancy type appear to be mislabeled. Please clarify. Reference section106.1 IBC.

Sheet IA-1
The egress from the conference room to the patio reduces the landing area by more than 42 inches. Reference section 1010.6 IBC. Revise4 plan.

The floor plan keynote is missing on plans. Please clarify. Reference section 106.1 IBC.

Sheet IA-6 is missing from the submittal documents. See references on floor plan. Please provide missing sheets. Reference section 106.1 IBC.

The patio area appears to have an occupant load exceeding 50 requiring the exit doors to swing in the direction of travel. Reference section 1008 IBC. Clarify occupancy and revise plans accordingly.

The room finish schedule does not reflect the required ceramic tile finish as shown in the restroom elevations. Please revise. Reference section 1210.2 IBC.
