Please include a response letter with the next submittal that states how all comments have been addressed. A response letter was not submitted for the Engineering comments, comments from the previous review may be repeated. RESUBMITTAL REQUIRED: SITE PLAN Please note this review was conducted by a new reviewer. 1. Provide a general note on sheet S-1 stating all grading and drainage information can be found on sheet S-04. 2. Provide a general note on sheet S-1 stating all future ROW information can be found on S-1a. 3. On the site plan (sheet S-1) and the future site plan (sheet S-1a) in the Zoning and Engineering note number 11 cross-reference the grading plan for detail information regarding the truncated domes. 4. Detail number 6 on sheet S-2 is not clear. The detail shows a building and a property line. However where the cross-section is shown, a side slope is indicated. The building and the property line are not within the plan view cross slope. The detail must be consistent with the plan view. Revise the detail to depict what is proposed. The above comment is from the first review. It is noted a correction has been made, however the property is still shown as 2' from the water harvesting area in detail 6 on sheet S-2. On the plan view (sheet S-1) when scaled the property line is almost 30' from the water harvesting area. Revise appropriately. It is recommended to remove the verbiage regarding the property line in detail 6 on sheet S-2. |

An approved site plan is required indicating how the project will comply with LUC requirements when the MS&R right-of-way can no longer be used as part of the site. Such plan is to be an exhibit to an executed covenant (http://www.tucsonaz.gov/dsd/Major_Streets_Covenant.pdf) for recordation stating the responsibility of the property owner, successor, or assignee as to the removal of improvements and compliance with the LUC at no cost to the City per LUC 2.8.3.5.F. Re-name plan as future site / landscape plan and include the flowing information: 2. The planting plan and layout calculations will include the following Information: · Both the proper and common name of each type of plant material must be listed. · Locations, size, and name of all existing vegetation to remain in place. · All disturbed areas including adjacent right of ways shall be treated with ground cover such as decomposed granite to help reduce dust pollution per LUC 3.7.2.7. Indicate treatment for landscaped areas. 3. Fences or walls constructed in a single continuous line shall extend into a street landscape border no more than the actual width of the fence or wall. Where a fence or wall incorporates offsets or similar design features, a screen may extend a maximum of three (3) feet into the street landscape border per LUC 3.7.3.2.3. Move portion of 30" wall indicated on the " Future Site Plan" to the back of street landscape border along 22nd St. |
