1. This review is for a new Starbucks, Food Services, Development Designator "28" in the C-1 zone. Please add this information to the general notes. The zoning to the north of the property is R-2, please revise the site plan.

4. The adjacent lots in the O-3 zone may not be used to support the Food Services use in the C-1 zone. This restriction includes parking and access. The Food Services use in the C-1 zone must be completely self supporting. The O-3 zone is a more restrictive zone, which does not allow for commercial uses unless granted by the Board of Adjustment.

5. The property description identifies three lots for this project. Please provide a lot combination for this site. A lot combination form is provided in the packet. Please remove the notes under "project description" declaring that this site "shall not be required to meet the future MS&R requirements" and that this site is going to be "a total take property condemnation." Such information should be provided in the variance note if the variance is granted.

Street landscape borders shall be a minimum of ten (10) feet wide as measured from the street property or MS&R lines, and located entirely on site per LUC 3.7.2.4. All street frontages require buffers remove note indicating that landscape borders are not required.

2. Street landscape borders shall be located entirely on site, except that, if approved by the City Engineer per LUC 3.7.2.4.A.3. Relocate or obtain permission in writing for landscaping within right of way along Campbell Ave.

3. Screens, whether required or not, are to be located on the development side of the street landscape border so that the landscaping is visible from the street per DS 2-06.3.7.B.3, Move 30" screen along Broadway to the back of buffer.

4. Within a vehicular use area, one (1) canopy tree is required for each 10 motor vehicle parking spaces and every parking space shall be located within forty (40) feet of the trunk of a canopy tree (as measured from the center of the tree trunk) per LUC 3.7.2.3.A.1.a. Additional trees are required for vehicle use area along Martin Ave.

5. Indicate square footage of all landscaped areas and calculation of the percentage of vegetative coverage for all landscape areas per DS 2-07.2.2.2.g.

6. A twenty-five 25' minimum height clearance, free of any overhead obstructions (wires, branches, and trees etc.), shall be provided above the collection site per DS 6-01.4.3.G relocate Prosopis velutina as necessary.

7. All disturbed areas including area between sidewalk and curb shall be treated with ground cover such as decomposed granite to help reduce dust pollution per LUC 3.7.2.7 Revise note regarding decomposed granite as necessary.
