Options are not permitted for Site Specific Plans. See lot calculations. Lot coverage information does not reflect this option . Reference IRC Section R108.3. ARCHITECTURAL COMMENTS Sheet 2/13 1. Ceiling gypsum board application: When applying a water-based texture material, the minimum gypsum board thickness shall be increased from 3/8 inch to ½ inch for 16-inch on center framing, and from ½ inch to 5/8 inch for 24-inch on center framing or ½ -inch sag resistant Gypsum ceiling board shall be used. Reference IRC Table R702.3.5. Provide information on plan. Sheet 2/10 1. A gas or liquid fuel fireplace shall have dampers that remain permanently open. Reference IRC Section G2453.1. 2. Provide height dimensions for roofline, headers, top plate and finished floor. Clarification is needed from notes on Sheets 1, 2, 4 and 5. Reference IRC Section R106. Apparent conflicting information for height of parapets, top plates and finish floor elevation. Sheet 5 1. Please clarify unvented attic note and list approval from permit issuing jurisdictions. Reference IRC Section R806. STRUCTURAL COMMENTS Sheet 4,5,7,13 1. Specify type of design and construction of all walls and partitions. Wood stud walls shall comply with prescriptive requirements of IRC Section R602 or shall be designed by an Arizona Registrant. The frame section of General notes indicate Douglas fir larch on Douglas fir south. Per IRC Table R602.3.1 footnote b, f, shall not be less than 1310 psi as applicable. Douglas fir south does not meet the foregoing requirement. Identify clearly that all studs shall be not less then D.F-larch NO2. D.F-larch north or south NO 2 is not acceptable for purpose stud wall construction. Reference IRC Sections R404, R601, R602. 2. Indicate all braced wall panel locations. Specify the method of bracing to be used. A sealed lateral analysis, prepared by an Arizona Registrant, will be required if the bracing does not comply with the conventional provisions. Bracing will comply with stud grade call out. The frame section of General Notes indicate Douglas fir larch on Douglas fir south. Per IRC Table R602.3.1 footnote b, f, shall not be less than 1310 psi as applicable. Douglas fir south does not meet the foregoing requirement. PLUMBING COMMENTS Sheet 5 Provide elevation for finish floor and street elevation for determination of back water valve requirement. Reference IRC Section 106.1.1. Reference locations and provide size of roof drains and scuppers. Reference AUPC Appendix D. Sheet 9 Provide and expansion tank or other device designed for intermittent operation for thermal expansion control at the water heater if a backflow preventer is on or to be installed on the water line or at the meter. Reference UPC Section 608.3. MECHANICAL COMMENTS The mechanical portion has been reviewed and accepted. ELECTRICAL COMMENTS Sheet 12 1. Provide a note or indicate on panel schedule all branch circuits that supply 125-volt, single-phase, 15- and 20-ampere receptacle outlets installed in dwelling unit bedrooms shall be protected by an arc-fault circuit interrupter(s) listed to provide protection of the entire branch circuit. Reference IRC Section E3802.11. 2. Receptacles shall be installed so that no point along the floor line in any wall space is more than six feet, measured horizontally, from an outlet in that space, including any wall space two feet or more in width at living room. Reference IRC Section E3801.2.1. See redlines for additional clarification. MODEL ENERGY COMMENTS Sheet 13 1. Builder Participation in a Nationally Recognized Third Party Energy Program will be accepted as compliance with the requirements for the Energy Efficiency in 2003 IRC/2003 IECC. Provide a note on the plans and documentation must be provided with the plans as verification of this participation which specifically states the model included in the program. Provide a note on the plans that a certificate or sticker must be provided at the SES panel and will be verified at the final inspection of the dwelling. Reference IRC Chapter 11.
