This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2000 International Energy Conservation Code, and Arizona State Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: All corrections and revisions shall be made on original tracings or finished reproducible set. Return this set and a copy along with a set of the first submission. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets. Correct illegible overtyped statements: Detail reference at 2/A4.0 FOUNDATION PLANS: 1. Show compliance with termite treatment specified by R320. FLOOR PLANS: 1. Show that each water closet is located in a clear space not less than 30" wide (centered 15" from finished wall or fixture) and has a clear space in front not less than 21", IRC figure R307.2. Detail 6/A8.0 may not comply. 2. Comply with R408.1 & .2 for under-floor ventilation. 3. Provide a minimum 18"X24" access to under floor space that exceeds 30SF, R408.3. Designate location on the drawings. 4. Provide a minimum 22"X30" access to attic space that exceeds 30SF, R807. Designate the location on the drawings. Attic access shall provide a minimum of 30" of headroom, and shall be located in a hallway or readily accessible space for the existing dwelling area. STRUCTURAL PLANS: 1. Clarify the need for lateral support of the new bond beam to the existing adobe wall detail #5/A5.0. An engineer's seal may be provided. SECTIONS - DETAILS - MISC. NOTES: 1. Calculate of attic space ventilation area using the correct attic area in compliance with R806.2. Note size and location of all vents needed to comply. Clarify the location of roofing/ceiling insulation detail #5/A5.0. 2. Note and dimension the fireplace chimney shall terminate a minimum of 2' above any point of roof within 10' measured horizontally and not less than 3' above the point where the chimney passes through the roof, R1001.6. 3. Ceiling gypsum board shall be either 5/8" or ½" sag resistant when applied to 24" o/c framing, IRC table R702.3.5 footnote d. Correct keynote #3 on detail 11/H1.0. 4. Show a minimum 1" ventilation clearance between ceiling insulation and roof sheathing if rafter venting is used, R806.3. Keynote #4 of detail 1/A5.0 indicates eave venting; show any needed soffit panel openings. PLUMBING PLANS: 1. Correct the fixture schedule showing the appropriate fixture unit demand for the hose bibs and clothes washer per 1994 UPC Table 6-3. 2. Note on plan compliance with the water conservation requirements. Water closets, 1.6 gallons per flush, sinks and showerheads, 3 gallons per minute, State Amend. R4-48-104. 3. Note on plans that shower and tub / shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type. MECHANICAL PLANS: 1. Gas appliances shall comply with ARIZONA STATE PLUMBING CODE combustion air requirements or Chapter 17, 2003 IRC. Show compliance for all appliances. Include combustion air ducts for the furnace and water heater. 2. Show location of access, catwalk and working platform for heating or air conditioning equipment located in the attic. AH-1 should be clear of the required attic access, M1305.1.3. 3. Size the return air ducts and registers, IRC sections M1602.2. (gas furnace - 2 sq. in. / 1000 BTU; heat pump / air conditioner - 6 sq. in. / 1000 BTU) (1ton cooling = 12,000 BTU) ELECTRICAL PLANS: 1. Note the grounding electrode conductor #8 Cu shall be protected, Table E3503.1 footnote b. 2. The load calculation should include the refrigerator and air handler fan, E3604.3. 3. Lights installed over shower or bathtub must be approved for use in wet area, E3903.8. 4. Indicate the location of convenience outlets and light switches for attic heating and air conditioning equipment. Service outlet must be within 25' of equipment. (see E3801.11 and E3803.4) 5. Provide a note indicating only approved outlet boxes shall be used for ceiling fans, E4001.6. 6. An arc-fault circuit interrupter shall protect bedroom outlets including receptacles, lights and smoke detectors, E3802.11. MODEL ENERGY CODE: 1. Show a consistent "U" value on the window schedule in compliance with the energy calculations. OUTDOOR LIGHTING CODE 1.
