COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Please provide the last name of the property owner(s) on the revised site plan.

2. On the resubmitted site plan, please indicate the total building height of the guest quarters structure, as measured from grade to the top of the roof. In addition, please show where the height measurements of the proposed structure, as shown on the submitted site plan as twelve (12) feet tall, were taken from on the revised site plan (i.e. from grade to the midpoint of the roof pitch).

3. On the resubmittal, please show building and wall heights on all provided elevation views, with indication of which view (East, West, etc.) the elevations show.

4. Please provide the location and label for the water lines on the site, as well as the direction of the electric line and whether it is overhead or underground on the site.

5. Please provide the zoning classifications for all adjacent parcels.

6. A legal description for this property is required on the resubmitted site plan.

7. Please delineate the driveway access point(s) for the site on the revised site plan.

8. The submitted site plan shows two detached accessory structures, a corral and a barn, in the front yard of the site. The front yard is the area from the street front lot line to the wall of the residence facing the street front. Per the Land Use Code, detached accessory structures are not permitted in the front yard. Staff took into consideration this property was built in Pima County and annexed into the City of Tucson in 1988, and conducted research to determine if the corral and barn were on the site as shown on the submitted site plan prior to annexation. City of Tucson aerial photographs from 1987, just prior to the annexation of this property, do not show the barn and corral on the site, which indicates the structures were erected under the jurisdiction of the City of Tucson and must meet city codes.

Staff cannot approve the submitted site plan for the proposed guest quarters as submitted without addressing the code requirements for the corral and barn on the site. On the resubmitted plans, any site plan approved by the city showing the barn and corral in the front yard may be attached to the submittal to show code compliance. If such a plan is not available, the Zoning Administrator may be petitioned to review these accessory structures for a possible legal nonconforming status to allow them to remain on site as shown on the submitted site plan. Should the Zoning Administrator determine the structures are legal nonconforming, please attach the written confirmation to the revised site plan. Should the Zoning Administrator determine the structures are not legal nonconforming, the alternative is to relocate the structures on the property to meet setback and other code requirements, or obtain a Board of Adjustment variance for their indicated location.

03/30/2005 NEAL SAUNDERS BUILDING-RESIDENTIAL REVIEW Denied Plan Check Comments - Project T05cm00842

Plan Review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned.
2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes.

Floor Plan

1. Note and specify that shower enclosures shall have a minimum finished interior area of 1,024 square inches and shall be capable of encompassing a minimum 30" circle per 1994 UPC SEC. 410.0. All glass enclosures shall be tempered.
2. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21" per figure R307.2.
3. Note location of all braced wall panels on framing and floor plans.
4. Sidelights on French doors must be tempered.
5. Many notes, particularly the braced wall notes are too small to read. Consider resizing or handwriting pertinent parts in place of note.

Structural Plan

1. PA51 holdown will not work on a stemwall application. Provide holdown that will interface with stemwall.
2. Cross-section - Dimension 6" from finished grade to bottom of sill plate and bottom of post.
3. Cross-section - Provide #4 rebar in continuous bond beam at top of stemwall.
4. Show holdowns on foundation plans.
5. Discrepancy between cross-section and framing plan - 6x14 or 4x14? Note that 4x14 is inadequate.

Electrical Plan

1. Locate sub-panel C and D and provide ground for each individual structure.
2. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42.
3. Where ceiling fans are shown on the plans, provide a note indicating only approved outlet boxes shall be used, per E4001.6.
4. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup.
5. Electric for radiant floor heating pumps?

Plumbing Plan

1. Shower trap arm is a minimum 2" per table 7-3, 1994 UPC.
2. Locate optional 80 water heater. Include P&T line and electrical if necessary.
3. Fixture unit calculations include clotheswasher. If clotheswasher is to be installed provide waste and vent lines. Also, clothes washer is 6 f.u. per table 6-3, 1994 UPC.
4. Will guest house have its own water meter? If not include all fixtures in existing house in fixture unit calculation. In either case also provide total developed length (meter to farthest appliance) and size supply line from meter.
5. The City of Tucson has adopted the 1994 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plans must reference this code.

MODEL ENERGY CODE:

1. Provide energy calculations per the 2000 IECC and comply with IRC chapter 11 or 'Rescheck' (DOE) that support chosen 'R' and 'U' values.
