COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Please provide the owner of the property on the resubmittal.

2. The height of the south building wall, facing Linden Street, is required on the revised site plan. The measurement should be taken from finished grade to the top of the wall.

3. Please indicate the property is addressed on East Linden Street in the revised drawings.

4. Staff noted the address and lot size of the submitted plan indicates a lot split occurred. Please provide a copy of the city approved lot split creating two lots from the original site, 439 E. Linden Street.

6. Per the submitted floor plan, the proposed duplex will have a total of six (6) bedrooms. Per the Land Use Code, five (5) parking spaces are required for this number of bedrooms. The submitted site plan indicates four (4) of the required parking spaces shall be located in separate two car garages on site. Given the fourteen (14) foot setback projected from one garage to the west property line, vehicle maneuverability needs to be demonstrated on the revised site plan, as the garage will be providing parking for two required parking spaces.
