Stantec Project No. 816-30015-01 (052)

Plan review for the above referenced project has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back-check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating the action taken.

SCOPE OF REVIEW:

The scope of this review covers Architectural, Structural, Plumbing, Mechanical, Model Energy and Electrical codes. All code references are to the 2003 International Residential Code (IRC) except for plumbing, which is to the 1994 Arizona Uniform Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL:

There are no general comments to be addressed.

ARCHITECTURAL:

There are no architectural comments to be addressed.

STRUCTURAL:

Detail the connections of the interior braced wall lines to the roof diaphragm [2003 IRC Sec. R602.10.8]. Currently all of the interior walls are shown stopping at the ceiling. In the one direction this is fine where a detail can be provided to show how the wall is connected to the bottom of a parallel truss that can provide the shear transfer to the roof diaphragm. Please provide such a detail. When the braced wall line is perpendicular to the trusses then how is the braced wall line carried up through the trusses to the roof diaphragm? Please provide a detail for this condition as well.

PLUMBING:

Note and specify all piping materials (water, waste, and gas piping) [1994 AzUPC Sec. 1210, 604, and 715].

Specify water conserving (low flow) fixtures; water closets 1.6 gallons per flush, urinals 1 gallon per flush, and sinks and showerheads 3 gallons per minute [Arizona Revised Statute 45-312].

Showers and tub-shower combinations shall be provided with individual control valves of the pressure balance type or of the thermostatic mixing valve type [1994 AzUPC Sec. 410.7].

MECHANICAL:

There are no mechanical comments to be addressed.

ELECTRICAL PLANS:

There are no electrical comments to be addressed.

ENERGY:

Call out on the plans the ā€œUā€ values of the windows in conformance with the energy calculations provided or default minimums stipulated.
