Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.
GENERAL REQUIREMENTS:
1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia & (1) blue line shall be returned along with all redline prints. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.
FOUNDATION PLANS:
1. Minimum footing width required for one story construction per table R403.1:
- 12" minimum for wood frame
- 12" minimum for hollow concrete / masonry
- 16" minimum for solid fully grouted masonry
2. Indicate the slope for exterior slabs, per R401.3.
3. All exterior doors require a landing or floor at the exterior. Landings must be at least as wide as the doors they serve and 36" in the direction of travel per R311.4.3.
FLOOR PLANS:
1. Label all rooms and spaces.
2. Show fireplace hearth size and materials, per R1003.10 or R1004.2. For masonry fireplaces, show cross-section, per R1003.---------see figure R1003.1-------cross section provided does not meet code
3. Identify ceiling heights in all areas on floor plan. If sloped ceiling, note average height.
STRUCTURAL PLANS:
1. Bond beam missing at floor ledger.
2. All ledgers and ledger bolts are inadequate see R606.10[1].
3. Masonry fireplace cannot be used to support loads. Double roof joists and header off span at fireplace
4. Completely detail all connections and cross-reference to the foundation and framing plans
ELEVATIONS:
1. Show calculation of attic ventilation area in compliance with R806.2. Note location of all vents needed to comply.
2. Note and dimension that the fireplace chimney must terminate a minimum of 2' above any point of roof within 10'
SECTIONS - DETAILS - MISC. NOTES:
1. Detail masonry fireplaces. Provide dimensioned and noted sections and firebox plan. State flue size, dimension hearth width and reinforcing. Note and detail anchorage tie straps fastened to a minimum of four joints with 2-1/2" bolts embedded into masonry and engaging the outer reinforcing bars with a 6" hooked extension. See table and figure R1003.1.
MODEL ENERGY CODE:
NOTE: If addition is < 20% of total square footage of dwelling, you are not required to meet MEC requirements.
1. Provide energy calculations per the 2000 IECC and comply with IRC chapter 11.
2. Call out on the plan the "R" values of insulation, as well as the "U" values of the windows and doors in compliance with the energy calculations provided.
