The Site Plan (SP) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Site Plan:

1. Please include a response letter to the comments along with the corrected copies of the SP.
2. Please label lot dimensions and bearings per D.S. 2-02.2.1.5
3. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10 and 3-01.5.1.A.1. It seems that the placement of the patio walls are in the SVT. Objects located in the SVT are not to exceed 30" in height and be lower than 72".
4. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17.
5. Dimension from street monument lines to existing and proposed curbs, sidewalks, driveways, and utility lines per D.S. 2-02.2.1.21.
6. Placement of fill in excess of 2' above existing grade at any location in the outer 100' of the developing site is not allowed and/or shall meet the requirements per D.S. 11-01. Existing grades are needed to show conformance.
7. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.

2. The setbacks in the Neighborhood General District are sixteen feet (16') to the front property line along Zenith Way and three feet (3') to the rear yard with a minimum driveway length of seven feet (7') to the property line. The side yard setbacks are a minimum four feet (4') to the interior property line and six feet (6') to the street side property line. Please revise the project data section accordingly.

3. Place a note on the site plan stating that the maximum wall height along Zenith Way, which is a pedestrian way, is forty-two inches (42"). Please revise the site plan to comply with this requirement and identify all the wall heights on the plan.
