This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. General Requirements 1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned. 2. Pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes. Site Plan 1. Card shows approval by engineering yet their approval stamp is absent from site plan. Floor Plan 1. Provide all (infilled and remaining) window sizes and types, and designate the operable portion of windows (In existing bedroom adjacent proposed addition). An egress issue is pending. 2. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21" per figure R307.2. Structural Plan 1. 3/2 - Dimension 12" into soil. 2. 1/2 - Specify ledger size and anchor bolt spacing per R606.10(1). 3. Furrout discrepancy - 3/2 notes 2x2 while 2/2 & 1/2 notes 2x4. Clarify. Also, be sure required insulation from MEC's will fit into chosen furrout. 4. 3/2 & 2/2 - Note pressure treated plate with its attachment to the slab. 5. Detail nonbearing wall connection to I-joists to complete the roof diaphragm. 6. Specify framing of interior partition walls. 7. Specify infill construction at existing window locations. 8. 'Existing Plan' shows a wall between two windows at office that are altered/infilled. The wall in question is 6' from the corner house and is located in the middle of the proposed storage room door. Provide adequate support for existing wall and roof at this location. 9. Remove IBC references. Current code is 2003 IRC, less plumbing code, which is 1994 UPC. 10. Show calculation of attic ventilation area in compliance with R806.2. Note location of all vents needed to comply. Mechanical Plan 1. Note on plans: Mechanical shall comply with 2003 IRC chapters 13 - 24. 2. Locate and size return air duct per IRC sections M1602.2. (heat pump / air conditioner - 6 sq. in. / 1000 BTU) (1ton cooling = 12,000 BTU). Larger unit will require larger return air duct. Plumbing Plan 1. Water line: Provide the total fixture unit demand and maximum developed length. Include size of supply line from meter to house. 2. Size waste drain for WC. Electrical Plan 1. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. When ceiling finish materials are removed in existing construction, existing bedrooms shall be in compliance. When ceiling finish materials are not removed, existing bedrooms shall be equipped with battery operated smoke detectors per R313.1.1. 2. Clarify the location and access to the sub-panel. 3. Is electric panel being relocated? Upgraded? Site plan suggests a necessary relocation. Clarify. 4. AC load in calcs seems low for new 5-ton unit. Specify necessary electrical requirement of new unit. 5. Check receptacle spacing per E3801.2.1- 6' from doorways. 6. Panel schedule notes #6 wire to sub-panel while riser diagram notes #2. Clarify. MODEL ENERGY CODE: 2. Provide energy calculations per the 2000 IECC and comply with IRC chapter 11 or 'Rescheck'. Use these calculations to support the chosen values. 3. Call out on the plan the "R" values of insulation, as well as the "U" values of the windows and doors in compliance with the energy calculations provided. Clearly indicate the vehicular use area on the site plan. 2. Clearly indicate the surrounding zoning. R2 to the north side of the property and R1 on the remaining. Sides. 3. Provide a floor plan of the existing building located at the north property line. If the floor plan provided indicates a use as a bedroom according to LUC Sec. 6.2.2.B Bedroom (B) zoning standards further comments may be forth coming regarding additional parking requirements. 4. The structure as proposed with the new addition will have a total of 5 "bedrooms" as per LUC Sec. 6.2.2.B Bedroom(B). As per LUC Sec. 3.3.4. and LUC Sec. 3.5.7.1.G three (3) parking spaces are required. 5. As per LUC Sec. 2.3.4.2.A.1 and LUC Sec. 3.5.7.1.H For all single family dwellings in the R-1 zone with five (5) or more bedrooms, and for all lots containing two (2) or more single family dwellings, with the second dwelling having more than one bedroom, all parking and maneuvering must be located on-site, either in a side or rear perimeter yard. The vehicular use area must be improved, which includes surfacing, striping, and provision of barriers, in conformance with Development Standard 3-05.0.
