This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken. General Requirements 1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned. 2. Pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes. Foundation Plan 1. Note on the drawings the allowable soil bearing pressure used in the design of the footings, or state that the assumed value of 1500 PSF is being used per table R401.4.1. 2. Show that footing will continue around front corner of house. The 4' that extends from the existing house line to the new addition line needs a footing as the wall above it is bearing. 3. Consider adding rebar dowels from new slab to existing slab. Differential settling of earth may affect addition in the future. Floor Plans 1. Label all rooms and spaces. Show all doors. Show entire floor plan. 2. Provide all window sizes and types, and designate the operable portion of windows (i.e. 5040 xo), as well as the location of tempered glass per R308.4. 3. Note and specify that shower enclosures shall have a minimum finished interior area of 1,024 square inches and shall be capable of encompassing a minimum 30" circle per 1994 UPC SEC. 410.0. All glass enclosures shall be tempered. 4. Show that each water closet is located in a clear space not less than 30" wide and has a clear space in front not less than 21" per figure R307.2. Structural Plan 1. New headers over extended openings in existing block wall - Detail connection to block wall. Also, note that masonry cannot be supported by wood. Modify design if this condition was anticipated. 2. Rafter Plan - Last 8' of wall at rear of house is called out as 2x4 framing. Floor plan calls out this wall as 8" block. Clarify. Also verify that a footing is present under this wall, as it will become a bearing wall with new addition. 3. Page 3 - Specify metal anchor type (h2.5?). 4. Page 3 - Specify 6" from grade to sill plate. 5. Page 3 - Specify slope of roof. Mechanical Plan 1. Locate and size return air duct. 2. Specify weight of new unit and roof framing of existing roof in order to verify adequate support. Callout roof support for new unit (4x4 sleepers?). 3. Note on plans: Mechanical shall comply with 2003 IRC chapters 13 - 24. Plumbing Plans 1. Provide plumbing plan in order to locate new and existing waste pipes. 2. Note and specify all piping materials. (supply lines). 3. Water line: Provide the total fixture unit demand and maximum developed length (from meter to most remote fixture). Specify size of supply line from meter to house. 4. Note on plan compliance with the water conservation requirements. Water closets, 1.6 gallons per flush, sinks and showerheads, 3 gallons per minute. 5. Note on plans that shower and tub / shower combinations that have individual control valves shall be of the pressure balance or thermostatic mixing valve type. 6. The City of Tucson has adopted the 1994 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plans must reference this code. 7. Specify which trap arms serve which fixtures on plumbing isometric. Electrical Plan 1. Check electrical convenience receptacle spacing per E3801.2.1. 2. Bath receptacle must be 20-amp dedicated with no other outlets served per E3603.4. 3. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42. 4. Note that light fixtures in clothes closets shall be installed in accordance with E3903.11. 5. Show locations of smoke detectors per R313. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. When ceiling finish materials are removed in existing construction, existing bedrooms shall be in compliance. When ceiling finish materials are not removed, existing bedrooms shall be equipped with battery operated smoke detectors per R313.1.1. MODEL ENERGY CODE: 1. Provide energy calculations per the 2000 IECC and comply with IRC chapter 11 OR resubmit Rescheck form (included) 3. Call out on the plan the "R" values of insulation, as well as the "U" values of the windows and doors in compliance with the energy calculations provided. If Rescheck values are used note the values (walls R-19, ceilings R-22, U=.87). Note that all glass must be Low 'E'.
