Plan Review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.

General Requirements

1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia and (1) blue line shall be returned.
2. Pen or pencil corrections on final prints will not be acceptable. To avoid delays ensure that corrections have been made, are complete and have been coordinated on all-applicable details and notes.

Floor Plan

1. Check door schedule. Callouts seem to conflict with intent.
2. Identify ceiling heights in all areas on floor plan. If sloped ceiling, note average height.
3. How will egress from master bedroom be provided. Reference R310 for requirements.
4. Provide landing at exterior dbl french doors per R311.

Structural Plan

1. Braced wall panel adjacent exterior dbl doors is not 48". Should this be an 'A' panel (32" with tiedowns)? Clarify and show tiedowns on foundation plan.
2. 1/3 - Callout pressure treated plate, #4 at top of stemwall, width of stemwall, dimension 6" from grade to sill plate, 1" air space between frame wall and veneer, minimum 7" anchor bolt embedment, callout wall framing (2x4 or 2x6).
3. 3/3 - Callout framing of pony wall. Note says trusses yet roof framing is 2x10.
4. 4/3 - Provide cross bracing at gable end per R802.10.3. Note says 3/8" stucco? Veneer? Siding? 2x6 framing? Other details suggest 2x4 framing (R-13).
5. 5/3 - Refer to comments for detail 1/3. In addition, show compliance with R408 for under floor space (ventilation, access, etc). Also comply with R319 for clearance in crawl space.
6. 5/3 - Specify size and anchorage of ledger per R606.10(1). Specify hanger types for floor joists.
7. Specify lintels for veneer.
8. Justify header connection over corner window. Specify all connections and lengths of cantilever and length into wall. Notes conflict-(2) 2x8?

Plumbing Plan

1. Provide cleanout at kitchen sink.
2. Provide exhaust fan in existing bathroom per R303.3

Mechanical Plan

1. New gas pack? If so provide gas line calcs (BTU demand, pipe sizes and lengths, etc).
2. Note on plans: Mechanical shall comply with 2003 IRC chapters 13 - 24.

Electrical Plan

1. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42.
2. Where ceiling fans are shown on the plans, provide a note indicating only approved outlet boxes shall be used, per E4001.6.
3. Note that all smoke detectors must be interconnected with a power source from the building wiring, and shall be equipped with battery backup. When ceiling finish materials are removed in existing construction, existing bedrooms shall be in compliance. When ceiling finish materials are not removed, existing bedrooms shall be equipped with battery operated smoke detectors per R313.1.1. Provide smoke detector in office.
4. 30-amp breaker for a 50-amp subpanel? Resize.
5. FYI - 220 V outlets take up two breaker spaces.
6. Clarify the location and access to the 50-amp sub-panel.

MODEL ENERGY CODE:
1. NOTE: If addition is < 20% of total square footage of dwelling, you are not required to meet MEC requirements.
2. Provide energy calculations per the 1998 IECC and comply with IRC chapter 11.
3. Call out on the plan the "R" values of insulation, as well as the "U" values of the windows and doors in compliance with the energy calculations provided.
