Forgeus Avenue Conversion of existing single-family residential garage to sleeping quarters Site plan 1st Review Transmittal date: March 18, 2005 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Zoning has reviewed this project in accordance with applicable divisions of sections 2.3.4 and 3.5.7.1 of the Land Use Code (LUC). The project, as proposed on the submitted site plan, is a conversion of an existing, attached single-family residential garage into sleeping quarters. Per the definition of a bedroom, as delineated in the LUC, the project as planned will have a total of seven (7) bedrooms. The LUC requires such development in the R-1 zone, as is applicable to this site, to have three (3) parking spaces for five (5) bedrooms and one (1) parking space provided for each additional bedroom on the lot. As a whole, this project will require a total of five (5) parking spaces. The submitted site plan shows a driveway area equivalent to dimensions of two parking spaces as the total parking proposed for this project. For zoning to approve this proposal, a Board of Adjustment variance to section 3.5.7.1.G of the LUC is required. Please note, comment 2 addresses the parking design requirements for this project proposal. 2. All required parking and maneuvering for this sleeping quarters conversion must be on site in a side or rear perimeter yard, per the LUC, section 3.5.7.1.H. The vehicular use area must be improved, including surfacing, striping, and provision of barriers, in conformance with Development Standard 3-05.0. Parking is not permitted in the front street perimeter yard of the residence. The plan proposes to provide a parking area in the street front perimeter yard along Forgeus Avenue limited to a maximum of two vehicle spaces. These spaces, as shown, would not have any of the above listed improvements. The parking proposal will require a Board of Adjustment variance of section 3.5.7.1.H of the Land Use Code for zoning approval of the submitted plan. 3.
