02/11/2005 DAN CASTRO ZONING REVIEW Denied COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Provide the HPZ stamped approved site plan and elevation drawings.

2. The site plan shall be drawn at a standard engineering scale no larger than 1" = 60'. (D.S. 2-02.2.1.A)

3. Wheel stop curbing is required for all parking spaces abutting a sidewalk with a width of less than 6.5'. Wheel stop curbing shall be located two and one-half (2 ½) feet from the front of the parking space. (D.S. 3-05.2.3.C)

4. The ramp detail provided does not accurately depict the ramp location and configuration shown on the site plan. Provide a ramp detail, which accurately reflects the ramp shown on the site plan. Ramp shall be in conformance with Section 405 of the ICC/ANSI A117.1-2003.

5. All lettering and dimensions shall be the equivalent of twelve (.12") point or greater in size.

6. Two (2) Class 2 bicycle parking spaces are required for this project. Provide as a note the number and class type required and provided. (D.S. 2-02.2.2.A.4)

7. Provide a fully dimensioned bicycle parking space detail in conformance with D.S. 2-09. (D.S. 2-02.2.1.A.9)

8. If applicable, provide the location, type, size, and height of existing and proposed signage and outdoor lighting on the site plan. (D.S. 2-02.2.1.A.13) (D.S. 2-02.2.1.A.25)

9. Label and dimension 4th Avenue right-of-way. (D.S. 2-02.2.1.A.19)

02/24/2005 ANDREW CONNOR LANDSCAPE REVIEW Denied 1. Submit a separate landscape plan per DS 2-07.0.

2. A street landscape border, Sec. 3.7.2.4 of the LUC, is a landscape area with a minimum width of ten (10) feet, running the full length of the street property line bounding the site except for points of ingress-egress, refuse storage can not be located within street landscape border.

3. Fifty (50) percent or more of the street landscape border area must have shrubs and vegetative ground cover per LUC 3.7.2.4

4. 20% of shrubs in landscape border are required to be 5 gallon size DS 2-06.3.5.F

5. Indicate square footage of all landscaped areas and calculation of the percentage of vegetative coverage per DS 2-07.2.2.2.g

6. The planting plan and layout calculations will include the following Information:

· Both the proper and common name of each type of plant material. (Native grasses are not acceptable).
· Locations, size, and name of existing vegetation to remain in place.
· Material and areas of inert ground cover. All disturbed areas including adjacent right of ways shall be treated with ground cover such as decomposed granite to help reduce dust pollution per LUC 3.7.2.7. Indicate treatment for landscaped areas.

7. All plant material used for landscaping shall be selected from the Drought Tolerant Plant List in Development Standard 2-16.0. Cottonwoods or Arizona Ash are not on the list. Revise plan to include appropriate plant materials

8. The landscape plan will include the following grading information: Grade changes across the site indicated by spot elevations per DS 2-07.2.2.B.1

9. Include irrigation system specifications, design, and layout per DS 2-06.5.4.A and 2-06.5.4.B.

Engineering Division has reviewed the Site plan and approval is not recommended at this time. Please provide a revised site plan addressing the comments provided below, and include a response letter addressing each comment provided. The following comments are offered:

1. Depict and label sight visibility triangles, in accordance with City Development Standard (DS) 2-02.2.1.10 & DS 3-01.5.B 2).
2. Depict and label 18' concrete headers (Pima County/City of Tucson Standard Detail 213) at the ingress/egress location per Development Standard 3-01.10, Figure 6.
3. Depict any roof downspout locations and sidewalk scuppers for conveyance of 10-year flows under all sidewalk areas (DS 2-08.4.1 E).
4. Provide estimated cut and fill quantities (DS 2-02.2.1 A 17).
5. Dimension the half right of way of 4th and Herbert Avenues, and revise the labeling for Herbert Ave. to reflect its street designation as an Avenue (DS 2-02.2.1 A 19).
6. Dimension from street monument lines to all curb, sidewalk, driveway(s), and utility lines (DS 2-02.2.1 A 21).
7. The proposed dumpster location does not meet solid waste pick-up requirements outlined in Development Standard 6-01.0. A conflict exists with the overhead electric/power lines, and backing into the right of way may not be permitted. Please contact John Clark with Environmental Services Dept.(791-5543) for proposed deviations from Development Standard requirements (DS 2-02.2.1 A 32 and 6-01.0).
8. Provide an enclosure detail, if an enclosure is proposed onsite upon resubmittal. Depict and label rear and side-wall bollards to be installed, note a min.5" thick concrete base, dimension 10' between the bollards in the detail, at a minimum. Maneuverability and access to the enclosure should be depicted, assuring a clear approach of 14' x 40' and 36'and 50' inside and outside turning radii respectively, are met (DS 6-01.4.0).
9. Demonstrate water harvesting onsite by providing notes and/or details for depressing all landscape areas (6" maximum).
GENERAL:
· Correct the township to 14 S (Sheet a0).
· Provide certification signatures on all sheets, and assure each text/numbering for each seal is legible.
Resubmittal will require a revised site plan addressing all items listed above. Subsequent comments may be necessary upon resubmittal, depending upon the nature and extent of revisions that occur to the plans.
