COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. The site plan submitted does not match City of Tucson 2002 aerial photos showing the configuration of structures on the property.

2. Inconsistencies with the existing structures and the approved plans on file have been noted.

3. Please dimension the existing and proposed buildings on the site plan.

4. Please provide documentation that all existing structures/additions have been permitted. The dimensions of the submitted site plan and the approved plan on file do not match. The inconsistencies noted between these plans and the aerial would prohibit the second unit from being constructed as proposed. The inconsistencies noted are the distances between the structures and lot lines at the east, west and north property lines.

5. A permit for a curb cut will be required for access to the two proposed parking spaces in the rear yard.

6. Permits have not been found on file for the existing carport facing Adelaide on the submitted site plan.

7. Based on dimensions of the last approved site plan, the proposed second unit will not have sufficient setbacks at the east property line. A field inspection may be required to verify sufficient setbacks.

8. Please note distances from the centerline of Adelaide to curb, and from curb to the street property line.

9. A floor plan of the existing residence is required to be submitted, or drawn on the site plan, for review with this proposal.

10. Please provide the south property line setback for the existing residence.

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, we request that you please provide revised plans and calculations, highlighting any changes, along with a written response to each of the noted items indicating action taken.
SCOPE OF REVIEW:
The scope of this plan review covers architectural, plumbing, mechanical, model energy and electrical. All code references are to the 2003 International Residential Code, 2000 International Energy Conservation Code, and Arizona State Plumbing Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.
GENERAL REQUIREMENTS:
1. All corrections and revisions shall be made on the original tracings and two new sets of prints or (1) sepia & (1) blue line shall be returned along with all redline prints. Pen or pencil corrections on final prints will not be acceptable. To avoid delays, ensure that all corrections have been made, are complete, and have been coordinated on all applicable detail and note sheets.
SITE PLAN:
1. Indicate the location of gas, water, electric and sewer or septic line on the property, and where they enter the building. ------------How will new water and gas lines be installed under existing carport? Gas lines are not allowed underground under a roofed structure. Is a new gas meter being installed next to new guest house?
FOUNDATION PLANS:
1. Dimension the height above natural grade to sill plate at detail 1/5, min. 6".
2. Locate and specify all anchor-bolt minimum ½" diameter with 7" embedment into concrete or masonry.
FLOOR PLANS:
1. Individual dwelling units in duplexes must be separated by a 1 hour fire wall from floor to bottom of roof sheathing per IRC section R317.1.---------provide cross section detail of how the 1 hour wall will be constructed
STRUCTURAL PLANS:
1. LPI does not mfg. a 250 series I-joist.
2. Completely detail all connections and cross-reverence to the foundation and framing plans:
- I-joists to nonbearing wall
PLUMBING PLANS:
1. Note that bathtub and shower enclosures shall be finished per P2710 with ceramic tile, or a listed enclosure, to a height of 72" above the drain per R702.4 and R307.2.
2. The City of Tucson has adopted the 1994 Uniform Plumbing Code with state amendments (ARIZONA STATE PLUMBING CODE). All plans must reference this code.
ELECTRICAL PLANS:
1. Note on plan that all electrical work shall comply with 2003 IRC chapters 33 - 42.
2. All receptacle outlets in bathrooms, kitchens, unfinished basements, garages or carports, at grade level and within 6' of a wet bar or kitchen sink shall have ground fault circuit interrupting protection. Note on the drawings at each outlet requiring such protection, per E3802.
3. Note that two or more 2O AMP small appliance circuits shall be provided to serve all receptacles outlets in the kitchen, breakfast room and dining room. Such circuits shall have no other outlets, per E3603.2 and E3801.3 through E3801.4.5.
