Hampton St. #1 & #2 Addition: Master Bedroom & Bath/guest house Site Plan Transmittal date:1st Review 9-08-05 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. Provide the owner's name on the site plan. 2. In the lot coverage calculations, vehicular use areas include the carport and garage square footage. Do not include this square footage in the addition to accessory building square footage. Please correct calculations. 3. The minimum type size is 12 point. Many areas of the site plan (dimensions and text) would not be legible when reduced for record keeping microfilm procedures. 4. Indicate the maximum height of the new structure and existing structure with the new roof. Indicate clearly the height to the midpoint of the gable end for the east and west elevations of the new "guest house". Maximum height for a detached accessory structure is twelve (12) feet, measured to the midpoint of a gable roof. Clearly indicate on the site plan and elevation plans the heights of all exterior walls for both buildings measured from the finished grade not from finished floor elevation. A Design Development Option (DDO) is required for the east side of the main house addition. The east wall appears, but is not dimensioned, to be approximately 12' in height thus requiring a 9' setback from the property line. A Design Development Option (DDO) is required for west side of the proposed guest house. The indicated zero setback does not meet the required 6' or 2/3 the height setback. Comments for the DDO cannot be written until the above information regarding building heights has been provided and until all other issues regarding the site plan requirements are corrected. Attached is an application and submittal requirements for the DDO. 5. Provide city approved and stamped plans for the lot split done in 2003 for verification of lot size. 6.
