Lee Street Addition to Single-Family Residence and New Single-Family Residence Site plan 1st Review Transmittal date: March 17, 2005 COMMENTS: Please resubmit revised drawings along with redlines and a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed. 1. The submitted site plan shows alley access to be provided to this property. Per the Zoning Administrator's interpretation, alley access to duplex developments is not permitted unless the alley access is a minimum of 24' wide with a paved surface and a 5' wide pedestrian area is possible to develop with a sidewalk and curb. As proposed on the submitted site plan, the alley access to this property does not meet these requirements. Please submit a revised plan showing how the alley can meet these requirements or an alternative vehicle access area. The alternative is to apply to the Board of Adjustment and obtain a variance to this requirement. The Zoning Administrator's determination related to this issue will be provided in written format the week of March 21, 2005. 2. Per Section 3.7.2.3 of the Land Use Code (LUC), a canopy tree is required for any development requiring more than 4 parking spaces. It appears this requirement has been met on the submitted site plan, however, please be advised the location of the tree may not work as proposed based upon comment 1. 3. Per Section 3.2.6.5.A, the Land Use Code requires a street setback the greater of 20 feet or 1.5 times the height of the exterior building wall. As shown on the submitted site plan, the north property line setback along Lee Street does not meet this requirement. Please submit the last approved site plan for this property, showing the porch as it is configured in the submitted site plan. The alternative is to apply for and obtain a Lot Development Option for a reduced setback along Lee Street. Per the Pima County Department of Transportation 2002 aerial photo of this property, the existing residence does not have a jogged wall as shown on the submitted site plan. The jogged wall shown on the submitted site plan indicates the proposed walk-in closet is actually a new addition to the existing residence. Per section 2.3.5.2.A.2 of the LUC, as setback of the greater of 10 feet or ¾ of the height of the exterior of the building wall is required for two units in the R-2 zone. Please provide the last approved site plan showing this addition was approved at a six (6) foot setback. The alternative is to apply for and obtain a Lot Development option for the proposed six (6) foot setback at this west property line for this new addition. 4. Please clarify the ownership of the property on the submitted site plan. 5. Please indicate in the notes on the resubmittal that the zoning of this property is R-2. 6. The site plan submitted indicates the square footage for existing parking/vehicular use area and a category for just "vehicular use". Please revise the site plan notes for "vehicular use" to indicate the category of "new" parking/vehicular square footage proposed. Please note, the coverage for the vehicle use area may change based upon comment 1. 7. These comments are not final comments for a Board of Adjustment variance referral. Should the applicant wish to apply for the Board of Adjustment, please resubmit the plans for review. Once all other departments have made comments and all other zoning comments mentioned in this report have been addressed, staff will be able to provide comments for an official Board of Adjustment referral. 8.
